Las Vegas builders offer the same dollars several ways: a lower rate, a lower price or cash toward closing. Put in your numbers and see which one actually saves you the most.

Lines show each option’s total benefit vs. no incentive by year held: payment savings, lower loan balance and cash kept at closing. In Nevada, property tax is based on the Assessor’s taxable value rather than your purchase price, so a price cut doesn’t directly lower your tax bill. Estimates only, not a loan offer; confirm with a licensed lender.

    Incentive questions

Is a rate buydown better than a price reduction?

It depends on how long you keep the loan. A permanent buydown lowers every payment for the life of the loan, so it wins if you keep the mortgage a long time. If rates fall and you refinance early, the buydown’s value ends at the refinance, while a lower price keeps paying off through a smaller loan balance and lower property tax basis.

    What is a 2-1 buydown?

A temporary buydown that lowers the rate by 2 points in year one and 1 point in year two, then the loan returns to its full note rate. Builders fund it with money held in escrow. It eases the first two years but does not change the long-term payment.

Do I have to use the builder’s preferred lender?

Incentives are often tied to the builder’s affiliated or preferred lender. You are always allowed to shop other lenders; just compare the full offer, including rate, fees and the incentive you would give up.

How much does a point of buydown cost?

Pricing changes daily and varies by lender. A common rule of thumb is that one point (1% of the loan) lowers the rate by roughly a quarter to three-eighths of a percent, but use the figure from your lender’s written quote in this calculator.
