MacDonald Highlands is a guard-gated luxury community in the Henderson foothills, built around the private DragonRidge Country Club and known for custom estates with sweeping views across the Las Vegas Valley to the Strip. It sits within the larger MacDonald Ranch area, with its main gate at Horizon Ridge Parkway and Valle Verde Drive.

This is one of the valley's top-tier addresses, and buying here is closer to buying land than buying a house. Lot position, view corridor, slope, design guidelines and club membership all shape value. It's also a market where the right home may never hit a public listing site, so preparation pays off. Here's how I walk clients through it.

What is MacDonald Highlands like?

The community climbs the foothills on Henderson's southeast side, so streets wind uphill and many homes sit on terraced or hillside lots. Density is low, lots are generous by valley standards, and the architecture ranges from Mediterranean and Tuscan-style estates to newer contemporary homes with walls of glass, flat rooflines and outdoor living spaces aimed at the view.

Inside the main gate are distinct neighborhoods, some with their own secondary gates. Some areas hold builder-developed semi-custom homes, while others are custom lots where owners hire their own architect and builder.

The broader MacDonald Ranch area around it includes gated and non-gated neighborhoods at more moderate price points, which can be a way to get foothill living without the full luxury premium.

DragonRidge Country Club and golf

DragonRidge Country Club is the centerpiece: a private club with an 18-hole course designed by Jay Morrish and David Druzisky that threads through canyons, rock outcroppings and arroyos, with valley views from many holes. The clubhouse includes dining, fitness, a pool and a pro shop.

Club membership is a separate decision from buying a home, with its own categories, initiation and dues that change over time. Some lot and home sales have included a membership or club privileges, so I always confirm in writing what, if anything, transfers with a specific property. If golf is a priority, my golf course homes guide compares the valley's private and public options.

Custom estates, lots and Strip views

The value drivers in MacDonald Highlands are mostly about the land:

  • View corridor: lots on the upper slopes facing north and west tend to capture the Strip and city lights. Confirm what's downhill and whether anything could be built in your line of sight.
  • Golf frontage vs. hillside: course lots trade some privacy for green space; hillside lots trade flat yard area for elevation and views.
  • Pad and slope: multi-level pads and steep grades can add significantly to construction cost.
  • Privacy: some streets are cul-de-sacs or separately gated enclaves.

Buying a lot to build is a longer road. You'll need an architect, approval through the community's architectural review process, City of Henderson permits and a builder experienced with hillside construction. Get the design guidelines before you buy so you know the setbacks, height limits and material rules.

Getting around from MacDonald Highlands

For a foothill community, the location is convenient. Valle Verde Drive runs from the main gate down to the 215, and from there it's a quick drive to Green Valley, The District and the rest of central Henderson.

  • To the Strip: about 20–25 minutes off-peak
  • To Harry Reid International Airport: about 15–20 minutes
  • To Henderson Executive Airport: about 15–20 minutes
  • To Lake Las Vegas: about 20–25 minutes

Henderson Executive Airport, on the city's southwest side, handles private and charter aviation, which matters to some buyers at this level.

HOA, insurance and other costs to know

Expect HOA dues at the higher end of the valley, reflecting staffed guard gates and landscaped common areas, with club dues on top if you join. Water and sewer are City of Henderson services, and large lots with pools and extensive landscaping can use a lot of water, so ask the seller for recent utility bills.

Insurance scales with value, and custom homes with specialty materials can cost more to insure, so I suggest getting a quote based on replacement cost early in the process. Nevada has no state personal income tax, which is a real factor for many high-income relocation buyers; confirm how it applies to you with a CPA.

Property taxes are another planning item. Nevada caps annual property-tax increases at 3% on an owner-occupied primary residence, while second homes and rentals fall under a different cap. If this will be a part-time residence, factor that in, and see my Nevada property tax guide for how the abatement works.

Buying luxury in MacDonald Highlands: my advice

  • Have proof of funds or a lender pre-approval ready before touring; sellers at this level expect it.
  • Read the CC&Rs and architectural guidelines before planning any remodel, pool or addition.
  • Bring in specialists: a structural engineer for hillside foundations and retaining walls, plus pool, roof and smart-home or AV inspections.
  • Confirm in writing whether any club membership or privileges convey with the property.
  • Visit at night. City-light views are a big part of what you're paying for.

Dana's tip: Some luxury homes in guard-gated communities change hands quietly, with little public marketing. Tell me your must-haves early and I'll watch for both listed and pre-market opportunities, then compare them with similar homes in Anthem Country Club, nearby Ascaya and The Ridges in Summerlin so you see the whole field.

For a broader look at high-end options, see my Las Vegas luxury homes guide. Many buyers here are relocating, so I regularly preview homes by live video and coordinate inspections, appraisals and closing for clients who can't be in town for every step.
