North Las Vegas Real Estate Agent: City Lines, New Construction and VA Buying

A North Las Vegas real estate agent should start by confirming which city a home is actually in. North Las Vegas is its own city on the valley's north side, while northwest neighborhoods buyers often lump in with it, such as Centennial Hills, Providence and Skye Canyon, are in the City of Las Vegas. That difference changes your water provider, your permits and who answers when you call city hall.

I'm Dana Benrud, a REALTOR® with Vegas Edge Realty, LLC and a member of Las Vegas REALTORS®. This page covers how the north valley is laid out, where the value and new construction are, what VA and first-time buyers should watch for, and how I run the process from first call to closing.

At a glance

  • North Las Vegas is a separate city; Centennial Hills, Providence and Skye Canyon are in the City of Las Vegas.
  • Mailing addresses can mislead, so I confirm the jurisdiction and water provider for every parcel.
  • Newer homes cluster along and north of the 215, often with builder incentives and possible SID or LID assessments.
  • Nellis AFB and the North Las Vegas VA Medical Center are both on the north side; Creech AFB is up US-95.
  • VA appraisals apply minimum property requirements, which matters on older homes in the city's original core.

North Las Vegas vs. northwest Las Vegas: which city is the home in?

This is the most common mix-up in the north valley. North Las Vegas is an incorporated city with its own city council, police department, building permits and water utility. "Northwest Las Vegas" is the northwest part of the City of Las Vegas, plus some unincorporated county land, that happens to sit north of the valley's center. Roads like Ann Road and the 215 Beltway run through both, which doesn't help.

The mailing address won't settle it. Some homes inside North Las Vegas city limits carry a "Las Vegas" address, and so do some county parcels. Before you offer, I confirm the jurisdiction from the county's parcel records and the water provider for that address, since service boundaries don't always follow city names. It matters because the city decides permits for a pool, casita or solar install, code enforcement, some local fees and which police department responds.

The valley map shows where each area sits, and Lone Mountain has its own guide if you want larger lots in the northwest.

Where the value and new construction are

North Las Vegas is generally among the valley's more affordable places to buy a single-family home, and it has been one of the busier areas for new construction. It's easiest to read in three bands:

  • The older core near downtown Las Vegas: smaller mid-century to 1980s homes, many with no HOA. Updated homes here can be strong values; unrenovated ones need a careful inspection.
  • The middle band built up in the 1990s and 2000s, including the Aliante master plan around Aliante Golf Club and Aliante Nature Discovery Park. Del Webb's age-qualified Sun City Aliante is part of it.
  • The northern growth area along and beyond the 215, where newer master plans such as the Villages at Tule Springs and other subdivisions have been adding homes, with national builders active.

On a new build, I weigh the builder's incentive against its real value, check for an SID or LID assessment and look up what's planned on the open land nearby. My new construction guide covers builder contracts and why you register your agent on the first visit.

On the City of Las Vegas side, the northwest has its own new construction, mostly in Skye Canyon, where a city-formed SID financed part of the infrastructure. Providence and Centennial Hills lean toward established resale homes, and Painted Desert is an older gated community built around a public golf course. Skye Canyon vs. Centennial Hills compares the two biggest northwest options.

Nellis AFB, Creech and the north valley commute

Nellis Air Force Base sits on the northeast edge of North Las Vegas, and much of the city is roughly 10 to 20 minutes from it off-peak. The North Las Vegas VA Medical Center is in the city too, on Pecos Road near the 215. If your work is at Creech AFB in Indian Springs, the northwest areas along US-95, such as Skye Canyon, Centennial Hills and Providence, keep you on the right side of the valley for that drive.

Other commute notes I share with north valley buyers:

  • I-15 runs north-south through North Las Vegas, the 215 crosses it east to west, and US-95 serves the northwest.
  • The I-15 and US-95 interchange downtown, the Spaghetti Bowl, is the rush-hour bottleneck for anyone driving south every day.
  • Warehouse and distribution jobs along the northern I-15 corridor, including the Apex industrial area, are a short reverse commute from much of the city.
  • Harry Reid International Airport is across the valley, typically 25 to 35 minutes off-peak.

Test your real commute at the hour you'd make it before you commit to a side of US-95.

Buying with a VA loan in North Las Vegas and the northwest

VA financing comes up often on the north side, and a few local details matter:

  • VA appraisals apply minimum property requirements. Peeling paint, roof damage or failing systems on an older home may need repair before closing, so I review condition before we offer, not after.
  • Condos must be in a VA-approved project. I check approval status early; here's how FHA and VA condo approval works.
  • Assumable VA loans occasionally show up on resale listings and can be worth asking about. My assumable mortgage guide covers the trade-offs.
  • Competitive offers. I explain the VA appraisal and timeline to the listing agent so the seller understands the loan.
  • Property-tax exemptions. Nevada offers exemptions for qualifying veterans and disabled veterans; ask the Clark County Assessor about eligibility after you close.

If you're working around PCS orders, I offer live video tours and remote-friendly closings so you can buy before you arrive. Confirm entitlement, the funding fee and loan specifics with your lender. My VA home loans guide goes deeper.

First-time buyers: lower price vs. lower monthly cost

North Las Vegas shows up early in many first-time buyers' searches because list prices tend to be more approachable. The catch: the lowest list price isn't always the lowest monthly cost.

OptionUpsideWhat to check
Older home in the original coreOften no HOA; established streetsRoof, A/C age, electrical panel, plumbing type, sewer line
1990s and 2000s resale, such as AlianteMature landscaping; established HOAAging original systems; HOA rental and parking rules
New construction north of the 215Builder warranty; modern systems; incentivesHOA dues, possible SID or LID, bare backyard, any solar contract

Down-payment help is worth asking about. The Nevada Housing Division's Home Is Possible program and some local programs have offered help with down payment and closing costs through participating lenders. Terms and funding change, so confirm current details with a lender.

Dana's tip: Run your budget through my true cost calculator twice: once for an older home with no HOA and once for a new build with HOA dues and an assessment. The gap is rarely what buyers expect, and it changes which homes I send you.

My first-time buyer guide walks through budget, loans and each step in order.

How I work with north valley buyers, step by step

  1. Planning call. Budget, commute (Nellis, Creech, downtown or the I-15 corridor), new versus resale and HOA tolerance. Get pre-approved, and if you're using VA financing, have your lender pull your Certificate of Eligibility.
  2. Written buyer agreement. Required before we tour together; it sets out my role and pay, which is negotiable.
  3. Jurisdiction and cost check. City, water provider, HOA layers and any SID or LID for each home on your list.
  4. Search and tours. Listing alerts for the areas we pick, with tours in person or on live video.
  5. Offer and inspections. Including a sewer camera inspection on older homes, plus the HOA resale package review.
  6. Closing. Remote-friendly through the title company if you're not here yet.

North Las Vegas buyer questions

Is Centennial Hills in North Las Vegas?

No. Centennial Hills is in the northwest part of the City of Las Vegas, along US-95 and the 215 Beltway. Providence and Skye Canyon are also in the City of Las Vegas. North Las Vegas is a separate city to the east, including Aliante and the Villages at Tule Springs. Because mailing addresses can mislead, I confirm the jurisdiction for every parcel. See my Centennial Hills guide.

Is North Las Vegas its own city?

Yes. North Las Vegas is an incorporated city on the north side of the Las Vegas Valley, with its own city council, police department, building permits and water utility. It isn't a neighborhood of Las Vegas. Some homes inside its limits still carry "Las Vegas" mailing addresses, which is why I confirm the city and the water provider for each home before you write an offer.

How far is North Las Vegas from Nellis AFB?

Nellis AFB sits on the northeast edge of North Las Vegas, and much of the city is roughly 10 to 20 minutes from the base off-peak. The North Las Vegas VA Medical Center is also in the city, on Pecos Road near the 215. If you'll work at Creech AFB in Indian Springs instead, the northwest areas along US-95 shorten that drive. My VA loans guide covers commutes to both bases.

Do I need my own agent to buy new construction in North Las Vegas?

It isn't required, but the builder's sales team represents the builder, and the contract was written to protect the builder. Your own agent compares builders, reviews the contract, weighs incentives against outside loan offers and arranges independent inspections. Many builders require your agent to register you on your first visit, so bring me before you fill out a guest card. Here's more: buying new construction with an agent.

Is there down payment assistance for North Las Vegas buyers?

Help has been available. The Nevada Housing Division's Home Is Possible program pairs a first mortgage from a participating lender with down payment or closing-cost assistance, and local programs have been offered at times. Income limits, terms and funding change, so ask a participating lender what's available now. My first-time buyer guide explains how these programs fit into the process.

Do North Las Vegas homes have HOAs?

It depends on the area. Many homes in the city's older core, closer to downtown Las Vegas, have no HOA. Master plans like Aliante and the newer subdivisions along and north of the 215 usually do, sometimes with a sub-association too, and some newer parcels carry an SID or LID assessment. I pull the dues and any assessment for each home so you can compare monthly costs.
