A Summerlin real estate agent earns their keep on details a listing won't show you: which master association a home belongs to, how many HOA layers sit on top of it, whether the parcel carries a Special Improvement District, and which village actually fits your commute. Summerlin is one Howard Hughes master-planned community, but it buys like a dozen different markets.
I'm Dana Benrud, a REALTOR® with Vegas Edge Realty, LLC and a member of Las Vegas REALTORS®. Here's how I walk buyers through Summerlin, from the established villages and guard-gated enclaves to new construction in Summerlin West, plus the neighbors next door that often get lumped in with it.
At a glance
- Summerlin is organized into villages, and most homes pay a master association plus, often, a village or sub-association.
- Sun City Summerlin, Siena and Red Rock Country Club have their own master associations outside Summerlin's main structure.
- Summerlin West is where the new construction is, and many of its newer parcels carry a SID assessment.
- Queensridge and Peccole Ranch border Summerlin but aren't part of it, so their HOA setup is different.
- In The Ridges, Red Rock Country Club and Tournament Hills, club membership is a separate decision from buying the home.
How Summerlin is organized: villages, city lines and master associations
Summerlin has been built out village by village since the early 1990s. The earliest villages, such as The Hills and The Trails, feel settled, with mature trees and finished streetscapes. The newest villages climb toward Red Rock Canyon in Summerlin West, beyond the 215 Beltway.
Two boundaries matter more than the village name:
- City or county. Much of Summerlin is inside the City of Las Vegas, while the southern villages make up Summerlin South in unincorporated Clark County. Every address says Las Vegas, but the jurisdiction decides who handles permits and some local services.
- Which master association. Most homes belong to one of Summerlin's master community associations (Summerlin North, South, West or Centre), which maintain common areas and enforce the CC&Rs. The Summerlin Council, funded through those associations, runs the Trails, Willows, Gardens and Vistas community centers. Sun City Summerlin, Siena and Red Rock Country Club are private villages with their own master associations, outside that structure.
On top of the master association, many neighborhoods add a village or sub-association, and gated or golf enclaves usually add more. That's why two homes at similar prices a mile apart can carry very different monthly costs. My Summerlin neighborhood guide covers the trail network, parks and Downtown Summerlin.
Guard-gated enclaves: The Ridges, Red Rock Country Club and Tournament Hills
Summerlin's top tier sits mostly behind staffed gates, and each enclave buys differently.
- The Ridges is the custom-estate address on the west side, with a staffed main gate, inner gated enclaves and views toward Red Rock, the Strip or both, depending on the lot. Its Jack Nicklaus-designed course, long known as Bear's Best, changed hands in 2024 and has been converting to a private club, so ask me for current membership terms.
- Red Rock Country Club in southwest Summerlin is built around two Arnold Palmer-designed courses. It runs its own master association, and club membership is separate from owning a home there.
- Tournament Hills in The Hills South village was one of Summerlin's first custom-home enclaves, set along the private TPC Summerlin course. It's built out, so every purchase is a resale with its own update history.
Just east of Summerlin, guard-gated Queensridge offers custom estates and the One Queensridge Place towers. It's part of the Peccole Ranch master plan in the City of Las Vegas, not Summerlin, so it doesn't pay into Summerlin's associations. Neighboring Peccole Ranch works the same way at more moderate price points, which is useful if you want the west side without Summerlin's fee structure.
In every enclave I confirm which gate actually serves the home, since listing names blur this, request each association's budget and reserve study, and get in writing what club privileges, if any, transfer. See my Las Vegas luxury homes guide for the wider picture, and request private access for coming-soon opportunities.
Summerlin West new construction: what to know before you visit a model
Most of Summerlin's new homes are going up in Summerlin West, in villages such as Redpoint, Stonebridge, Kestrel, Reverence and Grand Park. Howard Hughes sells finished lots to a rotating group of national and regional builders, so one village can have several builders selling side by side, each with its own pricing, incentives and contract terms.
What I handle for new-construction buyers out there:
- Registering with the builder on your first visit, before you fill out a guest card on your own.
- Comparing builders and plans across villages, not just the one you walked into.
- Weighing incentives such as rate buydowns and closing-cost credits against what they actually save you. Run the numbers with your lender.
- Checking SID status. Many newer Summerlin West parcels sit inside a Special Improvement District that financed roads and utilities, repaid through an assessment on the property tax bill.
- Reading the plot map: what backs up to the lot, what's planned on the open land nearby and how long construction traffic will last.
- Booking independent inspections at pre-drywall and before the final walkthrough.
Summerlin West also has guard-gated collections in Reverence, custom homesites in Astra and Lennar's age-qualified Heritage at Stonebridge. My new construction guide covers builder contracts in depth.

Talk to DanaChoosing a Summerlin area: a quick comparison
I narrow the home type and the HOA structure before we narrow the village. Here's the short version.
| Area | What you'll find | HOA picture |
|---|---|---|
| Established villages | 1990s and 2000s single-family, townhomes, condos; mature trees | Master plus village or sub-association |
| Summerlin West | New and nearly new homes, townhomes, a 55+ option | Master plus sub-association; SIDs common |
| The Ridges | Custom estates and homesites | Master, Ridges and enclave associations |
| Red Rock Country Club | Semi-custom and custom golf estates | Its own master association; club separate |
| Tournament Hills | Custom estates along TPC Summerlin | Master plus guard-gated sub-association |
| Sun City Summerlin | Age-qualified 55+, mostly single-story | Its own association, outside Summerlin's master structure |
| Queensridge and Peccole Ranch | Custom estates and towers; 1990s single-family | Peccole Ranch associations, not Summerlin's |
Commute breaks most ties. Northern villages sit closer to Summerlin Parkway and downtown; southern villages are closer to the 215 toward the airport and the south valley. Sun City Summerlin is Del Webb's original Las Vegas age-qualified community, and my 55+ communities guide compares it with newer options.
Dana's tip: Ask for the HOA resale package as early as the contract allows. Nevada gives you a short review window once it arrives, and in Summerlin you may be reading two or three associations' budgets, reserves and rules at once. Put two candidate areas in my compare tool before we tour.
Costs to run before you write an offer in Summerlin
The monthly cost of a Summerlin home is rarely just the mortgage. Before you offer, I line up:
- Every HOA layer. Master association, village or sub-association, and any gated or golf enclave, pulled for the specific home.
- The SID balance. Whether the parcel carries an assessment, what remains and whether the seller has paid it off.
- Property tax. Nevada caps annual increases on an owner-occupied primary residence at 3%, and there's no state personal income tax. Confirm how both apply to you with a CPA.
- Club costs, if you join. Private club membership has its own application, initiation and dues.
- Power bills. Twelve months of history, and whether any solar panels are owned, financed or leased.
Plug them into my true cost calculator to compare an older-village resale and a Summerlin West new build on equal terms. If you're leaving California, the CA-to-NV tax calculator shows what the move could change.
How I work with Summerlin buyers, from first call to keys
- Planning call. Budget, commute, home type, how many HOA layers you'll accept, and new versus resale. Get pre-approved with a lender before we tour seriously.
- Written buyer agreement. Required before we tour together; it sets out my role and pay, which is negotiable.
- Targeted search. Listing alerts for the villages we pick, with my notes on views, lot position and what's being built nearby.
- Tours in person or on live video. I offer virtual tours and can show you the view from the backyard at sunset if Red Rock or the Strip lights matter to you.
- Offer, inspections and HOA review. Recent sales, association documents, SID status and, on new builds, the builder's contract.
- Closing. Remote-friendly options through the title company if you're still out of state.

Summerlin, Las Vegas buyer questions
Are Queensridge and Peccole Ranch part of Summerlin?
No. Queensridge and Peccole Ranch are part of the Peccole family's Peccole Ranch master plan in the City of Las Vegas, just east of Summerlin. They border Summerlin and share its shopping and convenience, but homes there don't pay into Summerlin's master associations. Queensridge is guard-gated with custom estates and towers; Peccole Ranch is mostly 1990s single-family. See my Peccole Ranch guide.
How many HOAs does a Summerlin home have?
Usually at least one and often two or three. Most homes belong to a Summerlin master association, many neighborhoods add a village or sub-association, and guard-gated or golf enclaves can add another. Sun City Summerlin, Siena and Red Rock Country Club have their own master associations. Dues vary widely, so get current figures for the specific home. My HOA and SID guide explains the layers.
Is Summerlin in the City of Las Vegas?
Partly. Much of Summerlin is inside the City of Las Vegas, while the southern villages, known as Summerlin South, are in unincorporated Clark County. Every Summerlin home carries a Las Vegas mailing address either way. The difference shows up mainly in which government handles permits, zoning and some local services, so I confirm the jurisdiction for each parcel.
Where is new construction in Summerlin?
Most new construction is in Summerlin West, the newest villages beyond the 215 Beltway toward Red Rock Canyon, including Redpoint, Stonebridge, Kestrel, Reverence and Grand Park. Several builders sell at once, and many newer parcels carry a Special Improvement District assessment. Bring your own agent on your first model visit. My Summerlin West guide covers the villages and builders.
Does buying in The Ridges or Red Rock Country Club include a golf membership?
Not automatically. In The Ridges, Red Rock Country Club and Tournament Hills, owning a home and joining the club are separate decisions, each club with its own application, initiation and dues. Some sales have included club privileges, so I confirm in writing what, if anything, transfers with a specific property before you commit. Membership terms change over time, so ask for current details.
