Lake Las Vegas is a resort-style community in Henderson built around a private, man-made lake of about 320 acres, set against the desert hills on the far east side of the valley. Homes range from condos near MonteLago Village to lakefront estates and custom homes in the hills.
It's one of the most distinctive places to live in the valley: water views, a Jack Nicklaus golf course, resort hotels and a quiet that's hard to find closer in. The tradeoff is distance. Lake Las Vegas is farther from the Strip, the airport and most job centers than most of Henderson, so I make sure buyers test that drive before they fall for the view.
What is Lake Las Vegas like?
Lake Las Vegas was conceived as a resort destination, and it still feels like one. Mediterranean-style architecture, bridges and promenades surround the water, resort hotels sit along the shoreline, and MonteLago Village serves as a walkable hub of restaurants and shops.
The community is organized into separate villages, many gated or guard-gated, along the shoreline and up into the surrounding hills. SouthShore is the best-known guard-gated area, with lakefront and golf-adjacent homes, while other villages range from condos to newer single-family neighborhoods.
Lake Las Vegas went through a rough stretch in the late-2000s downturn, when some golf and resort operations closed for a time. It has since seen new investment, new home construction and reopened amenities, but it's worth knowing that the resort amenities here are separate businesses whose operations can change.
Lake life: paddling, boating and the water
The lake is the reason to be here. It's a calm, private lake geared toward paddleboards, kayaks and electric boat cruises rather than a high-speed powerboat scene, and rental operators on the lake serve residents and visitors alike.
Lakefront and lake-view homes carry a premium. Rules for docks, swimming and launching your own watercraft depend on the specific village and lake management, so I confirm them for any property before my clients commit.
If you want to fish, wakeboard or run a larger boat, Lake Mead National Recreation Area is just beyond the community. The River Mountains Loop Trail is also nearby for long walks and rides.
Golf at Reflection Bay
Reflection Bay Golf Club is the community's signature course, a Jack Nicklaus design that opened in 1998, with several holes playing along the lakeshore. It's open to public play, so living nearby doesn't require a membership.
Over the years Lake Las Vegas has had other courses whose operations have changed, so if golf is central to your decision, I'll confirm what's open and how resident access works at the time you're buying. My golf course homes guide compares Lake Las Vegas with other golf communities in the valley.
Homes: condos, lakefront estates and Del Webb 55+
- Condos: buildings in and around MonteLago Village offer lock-and-leave living near dining and the water.
- Single-family villages: gated neighborhoods of production and semi-custom homes, including newer construction in recent years.
- Lakefront and custom estates: SouthShore and the hillside villages hold some of the valley's most distinctive luxury homes. See my luxury homes guide.
- Del Webb at Lake Las Vegas: a gated, age-qualified 55+ active-adult community of single-story homes that opened for sales in 2020.
If you're weighing age-qualified options, my 55+ communities guide puts Del Webb at Lake Las Vegas next to Sun City Anthem and Heritage at Cadence.
Condos here are also popular as second homes. If you're thinking about renting one out, check the HOA's leasing rules and the City of Henderson's short-term rental regulations before you buy, since many associations restrict short-term rentals.
The commute tradeoff: getting around from Lake Las Vegas
This is the honest part of the conversation. Lake Las Vegas sits at the far east end of Henderson, and Lake Mead Parkway is the main route in and out, connecting to I-11 and the 215.
| Destination | Typical off-peak drive |
|---|---|
| Las Vegas Strip | About 30–40 minutes |
| Harry Reid International Airport | About 25–30 minutes |
| Green Valley / The District | About 20–25 minutes |
| Cadence | About 10 minutes |
| Boulder City | About 20–25 minutes |
| Summerlin | About 40–50 minutes |
If you work from home or only commute occasionally, the distance matters much less. If you'll drive to the Strip or the west valley five days a week, do that drive at rush hour first. Everyday errands are a short trip west in Cadence and along Lake Mead Parkway.
Costs and buying advice for Lake Las Vegas
Lake Las Vegas has a master association plus village-level HOAs, and dues vary a lot between a condo, a gated single-family village and a guard-gated lakefront area. Ask exactly what each layer covers, from gates and landscaping to lake-related costs. Water and sewer come from the City of Henderson. My HOA, SID and LID guide explains how to read the fee structure.
- Get the master and village HOA budgets, reserve studies and any pending special assessments.
- Confirm lake access, dock and watercraft rules for the specific property.
- For condos, check rental restrictions, owner-occupancy ratios and lender eligibility.
- Ask which amenities are HOA-owned and which are separately operated businesses.
- Drive the commute at the hour you'd actually make it.
Dana's tip: On lakefront and lake-view homes, the premium depends on the angle and what's across the water. I like to see a home in the morning and again at sunset, and to check whether nearby vacant lots could change the view later.
Lake Las Vegas questions
Can you swim or boat on Lake Las Vegas?
The lake is set up for calm-water recreation like paddleboarding, kayaking and electric boat cruises, with rentals available from operators on the lake. Rules for swimming, private watercraft and docks are set by lake management and individual associations, and they can change, so confirm them for the specific property before you buy. For powerboating and fishing, Lake Mead is close by.
Is there a 55+ community at Lake Las Vegas?
Yes. Del Webb at Lake Las Vegas is a gated, age-qualified 55+ active-adult community of single-story homes within the larger Lake Las Vegas master plan; it opened for sales in 2020. Occupancy rules are set by its governing documents. My 55+ communities guide compares it with Sun City Anthem, Heritage at Cadence and other options.
How far is Lake Las Vegas from the Strip?
Lake Las Vegas is roughly 30 to 40 minutes from the Las Vegas Strip off-peak, using Lake Mead Parkway to I-11 or the 215. Harry Reid International Airport is about 25 to 30 minutes away. It's one of the longer commutes in Henderson, so I recommend testing the drive at rush hour before you buy, especially if you'll make it daily.
Is Lake Las Vegas part of Henderson?
Yes. Lake Las Vegas is within the City of Henderson on the far east side of the Las Vegas Valley, near Lake Mead National Recreation Area. Homes there use City of Henderson services, including water and sewer, and are served by Clark County School District; confirm school zoning with CCSD for the specific address you're considering.
Is Reflection Bay Golf Club public?
Yes. Reflection Bay Golf Club, the Jack Nicklaus–designed course at Lake Las Vegas, is open to public play, so you don't need to be a resident or member to tee off. Several holes run along the lakeshore. If golf is a priority, my golf course homes guide compares it with other courses and golf communities around the valley.
