A boutique approach
Every address in the valley tells a different story. My job is to help you find the one that fits yours.

I'm Dana Benrud, a licensed Nevada real estate agent helping people buy homes across the Las Vegas Valley: Summerlin, Henderson, North Las Vegas, the southwest, and everywhere in between.
My job is to make a big decision feel clear. That means honest answers about neighborhoods, HOAs, SIDs, and what a home will really cost to own here. It also means a plan that fits your timeline, and someone in your corner from the first showing to the day you get your keys.
My recent listings have ranged from a condo in downtown Las Vegas and a high-rise residence near the Strip to a custom estate inside the guard-gated Southern Highlands Golf Club. Whatever your price point, you get the same preparation, negotiation and follow-through.

New Construction vs Resale in Las Vegas: How to Choose the Right Home
A new build and a nearby resale can carry very different costs once you add the yard, window coverings, assessments and negotiating room. Here's how I compare them.

Which Way Should a Backyard Face in Las Vegas? North, South, East and West Compared
In the Mojave, the direction your backyard faces decides when you can use the patio, how hard the A/C works and how warm the pool gets. Here's how each exposure plays out.

Builder Incentives in Las Vegas: Rate Buydown vs. Price Reduction vs. Closing Costs
A builder's incentive dollars can lower your rate, your price or your cash to close. Here's how to compare them fairly, when a buydown pays off and what to ask the sales office.
Frequently asked questions
What does a buyer’s agent do in Las Vegas?
A buyer’s agent represents you, not the seller. I help you choose the right part of the valley, set up a targeted search, and tour homes. I dig into HOA and SID costs, write and negotiate your offer, coordinate inspections, and keep escrow on track until you close. In new construction, I also negotiate with the builder’s sales team for you.
How is a buyer’s agent paid after the 2024 rule changes?
Before we tour homes together, we sign a written buyer agreement that spells out my compensation. It’s negotiable. In many Las Vegas transactions the seller or builder still pays some or all of it, either directly or as a concession, and we’ll ask for that in your offer. I walk you through every option up front so nothing is a surprise.
Which part of Las Vegas is right for me?
It depends on your commute, budget, the kind of home you want, and how much HOA structure you like. Summerlin and Henderson are the best-known master plans, but the southwest, northwest, and North Las Vegas each have real advantages. Take the neighborhood match quiz for a short list in about a minute.
Can you help me buy a home before I move to Las Vegas?
Yes. Out-of-state buyers are a big part of what I do. I run live video tours, film the streets around a home, and line up inspections you can join remotely. Closings can usually be handled with a mobile notary wherever you are. Many buyers make one scouting trip; some buy entirely remotely. See the relocation guide.
Do I need an agent to buy a new construction home?
You don’t need one, but it’s wise to have one. The builder’s sales team works for the builder. Bringing your own agent usually costs you nothing extra and gets you help with lot selection, incentives, upgrades, and inspections. Most builders require your agent to be registered on your very first visit, so reach out before you tour. More in the new construction guide.
What costs surprise Las Vegas buyers the most?
HOA dues (often a master association plus a sub-association) and Special Improvement District assessments on newer homes. Summer power bills for A/C, and pool upkeep, also catch people off guard. None of those show up in a list price, so I pull the numbers for every home we get serious about. Here’s a breakdown of HOA and SID fees.
