Queensridge is a guard-gated luxury community in west Las Vegas, just east of Summerlin around Rampart Boulevard, Charleston Boulevard and Alta Drive. It's part of the Peccole Ranch master plan and is known for custom and semi-custom estates plus One Queensridge Place, a pair of residential towers.

It sits closer to the center of the valley than most of Summerlin, with Tivoli Village and Boca Park nearby for errands and dining. Homes range from large custom estates to condos in the towers, so the right fit depends on how much house you want to maintain. Buyers also need to understand the history of the former Badlands golf course that runs through the area. Here's how I break it down.

What is Queensridge like?

Queensridge was developed in the mid-1990s and 2000s as the luxury section of the Peccole family's Peccole Ranch master plan. It sits within the City of Las Vegas, adjacent to Summerlin but not part of it.

The guard-gated community has two main sections, Queensridge South and Queensridge North, with entrances off Charleston Boulevard and Alta Drive. Inside you'll find large custom and semi-custom homes on curving private streets, many with views west toward the Spring Mountains.

One thing to watch: the Queensridge name also appears on nearby neighborhoods outside the guard gate. If a staffed gate matters to you, confirm it on the specific home rather than trusting the listing name.

Homes: custom estates and One Queensridge Place

Estates. Most homes lean Mediterranean, Tuscan or traditional European, with stucco, tile roofs, courtyards and large outdoor living areas. Some have been rebuilt or remodeled in a more contemporary style. Many back onto the former golf course land.

One Queensridge Place. Two twin towers near Rampart Boulevard and Alta Drive, completed in 2007, with roughly 220 condominium residences including multi-level penthouses. It's a rare high-rise option on the west side, with views of the Strip in one direction and Red Rock in the other.

If you're weighing a tower against a house, my Las Vegas high-rise condo guide covers building dues, rules and resale. My luxury homes guide covers the estate side.

The former Badlands golf course: what buyers should know

A golf course called Badlands once wound through Queensridge, and many homes were built along it. The course closed in 2016, and its owner's plans to redevelop the land led to years of disputes, neighbor objections and litigation with the City of Las Vegas.

In 2025, the city announced the litigation had been resolved, and the City Council approved a residential plan by Lennar, including open space, for the former course land. Timing, layout and final lot counts can still change as the project moves through permits and studies.

What this means if a home backs onto the former course:

  • Ask exactly what's approved behind and beside the property, and review the plans with me.
  • Expect construction activity in the area for years.
  • Views and privacy may change, so compare recent sales carefully rather than assuming open land stays open.

Tivoli Village, shopping and things to do

Tivoli Village, on Rampart Boulevard at Alta Drive, is a mixed-use center of shops, restaurants and offices designed to look like an old European village. Its first phase opened in 2011. A short drive south, Boca Park at Rampart and Charleston adds more shopping and dining.

Angel Park Golf Club, a public facility with two Arnold Palmer-designed 18-hole courses and a lighted short course, is just up Rampart near Summerlin Parkway. Downtown Summerlin is about 10 minutes west, and Red Rock Canyon is roughly 20–25 minutes away.

Getting around: Summerlin Parkway and drive times

Location is a real advantage here. Summerlin Parkway sits just north, with an interchange at Rampart Boulevard, and runs east to US-95, downtown and I-15. The 215 Beltway is a few minutes west.

  • Downtown Summerlin: about 10 minutes
  • Downtown Las Vegas: about 15 minutes via Summerlin Parkway
  • The Strip: about 20 minutes
  • Harry Reid International Airport: about 25 minutes via the 215

HOA dues and costs in Queensridge

Expect at least one association fee on every Queensridge property. Estate owners pay for the guard gates, private streets and common areas, and some neighborhoods inside the gates add a sub-association. In One Queensridge Place, building dues cover staff, shared amenities and reserves for elevators and other building systems, so they're structured very differently from estate dues.

Nevada caps annual property-tax increases on an owner-occupied primary residence at 3%, and there's no state income tax. My Nevada property tax guide explains the details; confirm your situation with a CPA. I don't publish dues because they change, so ask me for current figures on any home.

Buying in Queensridge: my advice

  • Confirm the gate. Make sure the home is inside the guard-gated community if that's what you're paying for.
  • Know what's behind the wall. On any lot near the former course, review the approved redevelopment plans before your inspection period ends.
  • Inspect for age. Many estates are 20 to 30 years old. Roof underlayment, multiple AC systems, pools and water features can be costly to replace.
  • Read the HOA documents. Estate and tower associations each have their own budgets, reserves and rules. My HOA fee explainer covers what to look for.
  • Check tower financing early. Lenders review the condo project as well as the buyer. My post on condo financing and project approval explains why; confirm specifics with your lender.

Dana's tip: Walk the back property line, not just the house. In Queensridge, what sits beyond the rear wall can matter as much to value as the kitchen does.

Queensridge questions

Is Queensridge guard-gated?

Yes. Queensridge's North and South sections are guard-gated, with private streets and staffed entrances. Some nearby neighborhoods use the Queensridge name but sit outside the guard gate, so confirm the gate on any specific home. One Queensridge Place, the twin towers, has its own separate building association.

What happened to the Badlands golf course in Queensridge?

The Badlands course closed in 2016, and plans to redevelop it led to years of disputes and litigation between the owner and the City of Las Vegas. In 2025 the city announced the litigation was resolved, and the City Council approved a Lennar residential plan with open space for the land. Details can still change, so review the current plans before buying nearby.

Is Queensridge part of Summerlin?

No. Queensridge is part of the Peccole Ranch master plan, developed by the Peccole family, and sits within the City of Las Vegas just east of Summerlin. Many people group it with Summerlin because it's so close, and Downtown Summerlin is about 10 minutes away. See my Peccole Ranch guide for the wider master plan.

What is One Queensridge Place?

One Queensridge Place is a pair of twin residential towers near Rampart Boulevard and Alta Drive, completed in 2007, with roughly 220 luxury condominiums including multi-level penthouses. It offers high-rise living west of the Strip. Building dues and rules are separate from the estate HOA. My high-rise condo guide covers what to check.

What's near Queensridge for shopping and dining?

Tivoli Village, a mixed-use center of shops, restaurants and offices, sits on Rampart Boulevard at Alta Drive. Boca Park, at Rampart and Charleston, adds more retail and dining. Angel Park Golf Club's public courses are just up Rampart, and Downtown Summerlin is about 10 minutes west.
