Rhodes Ranch is a guard-gated golf community in the southwest Las Vegas Valley, about six miles from the Strip, built around the Ted Robinson-designed Rhodes Ranch Golf Club. Most homes here date from the late 1990s and 2000s, and pricing generally runs moderate to upper.

What sets it apart from other southwest options is the amenity package: staffed gates, a large recreation center and resort-style pools on top of the golf course. That comes with HOA dues to match, so the real question is whether you'll use what you're paying for. It's also a short hop from the 215 Beltway, which makes the rest of the valley easy to reach. Here's what I tell buyers before they tour.

What is Rhodes Ranch?

Rhodes Ranch was announced in the mid-1990s, and its golf course opened in late 1997. The original developer built the early phases, and other builders filled in remaining lots in later years, so you'll see a mix of home ages and styles inside the gates.

The community sits in unincorporated Clark County, technically in Spring Valley, right at the edge of Enterprise. It's roughly bounded by the 215 Beltway and Sunset Road on the north, Durango Drive on the east, Pebble Road on the south and Fort Apache on the west. Mailing addresses read Las Vegas, ZIP 89148.

Inside the gates, the course winds through the community, and its lakes and thousands of palm trees give the place a resort feel. Neighborhoods sit along the fairways and on interior streets, many with their own sub-associations.

Rhodes Ranch amenities: golf, recreation center and pools

Rhodes Ranch Golf Club is an 18-hole course designed by Ted Robinson that opened in 1997, with water features and palm-lined fairways throughout. It takes public tee times, so living here and playing here are separate questions.

Beyond golf, the association's amenities have centered on:

  • A large recreation center with a fitness facility and indoor courts
  • Pools, spas and a private water-park area with slides
  • Outdoor tennis and basketball courts
  • Parks, playgrounds and walking paths, many with course views

Amenity lists, hours and guest rules change, so I confirm the current details with the HOA during escrow. Don't rely on an old listing description.

Homes in Rhodes Ranch

Expect the late-1990s and 2000s Southern Nevada look: stucco, tile roofs, arched entries and Mediterranean touches, with some newer designs in later phases. You'll find:

  • Townhomes and smaller single-family homes at the community's more accessible end
  • Mid-size single-family homes on interior streets
  • Larger homes on golf-course lots at the upper end, priced for the frontage and views

Pricing generally runs moderate to upper, with golf frontage at the top. Ask me for current numbers on any home you like, since recent sales inside the gates tell you far more than broad averages.

If golf frontage is the goal, read my golf course homes guide first. Stray balls, cart-path noise and view easements are real considerations, not dealbreakers, but you should know about them going in.

Getting around from Rhodes Ranch

The main gate is off Durango Drive, a short hop from the Durango interchange on the 215 Beltway. That's the key to its convenience: the 215 connects you to nearly everything else in the valley.

Approximate off-peak drive times:

  • The Strip: about 15–20 minutes
  • Harry Reid International Airport: about 15–20 minutes
  • Summerlin: about 15–20 minutes via the 215
  • Henderson: about 25–30 minutes via the 215

Daily errands are close, too. There's a shopping center at the community's edge, and the Durango Drive corridor has filled in with restaurants, retail and the Durango casino-resort, which opened in 2023 near the 215.

One practical note: with staffed gates, deliveries, guests and contractors all check in at the gatehouse. It's a small routine, but it's worth asking the HOA how guest lists and contractor access work before you move in, especially if you'll be remodeling.

How much are HOA fees in Rhodes Ranch?

Staffed gates, a big recreation center and a water park cost money to run, and that shows up in the dues. Every home pays the master association, and many neighborhoods add a sub-association on top. Dues vary by neighborhood, so I pull current figures for every home my clients consider.

Other costs to check:

  • The resale package. Review the budget and reserve information, and ask whether any special assessments are planned.
  • SIDs. Check the parcel for any Special Improvement District assessment. My HOA, SID and LID explainer covers how they work.
  • Insurance on golf lots. Ask your insurance agent how errant golf balls are handled for windows and roof tiles.

Buying in Rhodes Ranch: my advice

  • Tour the amenities, not just the house. You're paying for them every month, so make sure they matter to you.
  • Inspect for age. On a late-1990s or 2000s home, focus on the roof underlayment, AC units, water heater and pool equipment. My desert homeownership guide covers what to look for.
  • Weigh the golf lot honestly. Views and open space on one side; balls, early-morning mowers and less privacy on the other.
  • Read the leasing rules if you might rent the home later.
  • Compare nearby options. Southern Highlands has a private golf club, and Mountain's Edge trades golf for big public parks at lower price points.

Dana's tip: Stand in the backyard of any fairway home during morning tee times before you write an offer. Ten minutes there tells you more about ball traffic and noise than any listing photo.

When you're ready, browse current listings or take the neighborhood quiz to compare Rhodes Ranch with the rest of the valley.

Rhodes Ranch questions

Is Rhodes Ranch guard-gated?

Yes. Rhodes Ranch is a guard-gated community with staffed entry gates, so visitors check in at the gatehouse. Many neighborhoods inside also have their own sub-association rules. If you tour with me, I'll arrange gate access ahead of time. Confirm the current visitor and contractor access process with the HOA, since procedures can change.

Can you play Rhodes Ranch Golf Club without living there?

Yes. Rhodes Ranch Golf Club takes public tee times, so you don't need to live in the community to play. The 18-hole course was designed by Ted Robinson and opened in 1997, and it runs through the heart of the community. My golf course homes guide covers what to know about buying a home on or near a course.

What amenities does Rhodes Ranch have?

Beyond the golf course, Rhodes Ranch's amenities have centered on a large recreation center with fitness facilities, pools and spas, a private water-park area with slides, outdoor sports courts, parks and walking paths. Details, hours and guest policies change, so confirm the current list with the HOA during escrow rather than relying on an older listing description.

Is Rhodes Ranch in Las Vegas or Spring Valley?

Rhodes Ranch uses Las Vegas mailing addresses in ZIP 89148, but it sits in unincorporated Clark County, in the township of Spring Valley, right at the edge of Enterprise. Clark County, not the City of Las Vegas, handles permits and zoning. For the surrounding southwest area, see my Enterprise guide.

How old are the homes in Rhodes Ranch?

Most homes were built from the late 1990s through the 2000s, with later phases filling in remaining lots afterward. That age means original roofs, AC units, water heaters and pool equipment may be due for replacement, so a thorough inspection matters. Build any needed updates into your offer price rather than discovering them after closing.
