Red Rock Country Club is a guard-gated golf community in southwest Summerlin, built around two 18-hole courses designed by Arnold Palmer. Sunrise Company began developing it in 1998, and today it holds roughly 1,100 homes on about 738 acres, from semi-custom golf homes to large custom estates.
Red Rock Canyon sits on the horizon, Downtown Summerlin is minutes away, and the club itself is a separate decision from the house. If you want golf, a staffed gate and mountain views at a single address, it belongs on your list. Here's what I want my clients to understand before they tour.
What is Red Rock Country Club like?
Red Rock Country Club is a private, guard-gated community with more than one staffed entrance and security patrols inside. Most homes were built from the late 1990s through the 2000s, with custom homes filling remaining lots since.
The two golf courses shape everything:
- The Mountain Course. The private course, set closer to the mountains on the community's west side.
- The Arroyo Course. The second Palmer design, which has offered public tee times.
Within the gates are several sub-neighborhoods, each with its own home sizes and architectural rules. Many lots look across fairways toward the Red Rock escarpment; others look east toward the valley and the Strip skyline.
Homes at Red Rock Country Club
Expect Mediterranean and Tuscan-influenced architecture: stucco, tile roofs, courtyards, arched entries and big outdoor living spaces. The original builder homes range from roughly 2,300 to over 8,000 square feet, and newer custom builds often lean contemporary.
| Home type | What you'll find | Price tier |
|---|---|---|
| Semi-custom homes off the course | Interior lots, smaller yards | Upper |
| Golf-course homes | Fairway frontage and mountain views | Upper to luxury |
| Custom estates | Larger lots, premium views, newer custom builds | Luxury |
My Las Vegas luxury homes guide explains how pricing and inspections work at these price points, and my golf course homes guide covers what living on a fairway really involves.
The club: membership basics
The most common misunderstanding I hear: buying a home here doesn't come with club membership. Your HOA covers the gates, security and common areas. Golf, the clubhouse, the sports club, pools, tennis and dining run through the club, which has been separately owned since Sunrise sold it in 2007.
Sunrise built the club on a large scale: a main clubhouse of roughly 44,000 square feet, a separate sports club, an aquatic center and a multi-court tennis complex. What you can use depends on your membership level, so tour the facilities with the membership office, not just the listing agent.
The club offers membership tiers with an initiation fee and ongoing dues, and terms change over time. Before you buy, I'll help you get the current membership options in writing, including any waitlist and whether membership can transfer when you sell. If you'll never golf, you can live here without joining.
Red Rock Canyon, Downtown Summerlin and daily life
Location is the second reason people buy here. Red Rock Canyon National Conservation Area, with its scenic drive, hiking trails and climbing, is a short drive west. Downtown Summerlin, with shopping, dining, the Las Vegas Ballpark and offices, is close by, and Red Rock Casino sits beside it.
Summerlin's trail network and village parks surround the community, and the rest of Summerlin, from The Ridges to the newer villages of Summerlin West, is within a few minutes.
If you're moving from out of state, my Las Vegas relocation guide covers the practical side, from utilities to registering your car.
Getting around: the 215 and drive times
The 215 Beltway runs along Summerlin's west side close to the community, and Summerlin Parkway connects east to US-95 and downtown. Approximate off-peak drive times:
- Downtown Summerlin: about 5–10 minutes
- Red Rock Canyon scenic drive: about 10–15 minutes
- The Strip: about 25–30 minutes
- Harry Reid International Airport: about 25–30 minutes via the 215
Costs to know: HOA, club dues and taxes
Budget for three separate layers:
- HOA dues. The community association covers gates, patrols and common areas, and some sub-neighborhoods add their own fee.
- Club dues. Only if you join, and they're entirely separate from the HOA.
- Property taxes. Nevada caps annual increases on an owner-occupied primary residence at 3%, and there's no state income tax. My Nevada property tax guide explains the details; confirm your situation with a CPA.
I don't publish dues because they change. Ask me for current HOA figures on any home, and read the resale package for reserves and rules before your review period ends.
Buying in Red Rock Country Club: my advice
- Decide on membership first. It changes your budget and which homes make sense.
- Inspect for age. Many homes are 20-plus years old. Roof underlayment, AC systems, pool equipment and water features deserve close attention.
- Stand in the backyard. On a course lot, watch play for a while. Some holes send more balls toward homes than others.
- Read the sub-association rules. Architectural review can be strict, which matters if you plan a remodel.
- Check the sun and the view. West-facing backyards frame Red Rock but take the full afternoon sun, while east-facing lots look toward the valley lights. Visit at the time of day you'd actually use the patio.
Dana's tip: On any golf community purchase, ask who owns and operates the course and what the governing documents say about its use. Courses elsewhere in the valley have closed, and the answer belongs in your due diligence.

Red Rock Country Club questions
Is Red Rock Country Club guard-gated?
Yes. Red Rock Country Club is a guard-gated community in southwest Summerlin with staffed entrances and security patrols inside. Your HOA dues cover the gates and patrols. Some sub-neighborhoods inside the gates may have their own associations and rules, so confirm which ones apply to any home you're considering.
Do you have to join the club to live in Red Rock Country Club?
No. Owning a home and joining the club are separate decisions. The club has been separately owned since 2007 and offers its own membership tiers with initiation fees and dues. Get current terms in writing before you buy, including any waitlist. My golf course homes guide covers what else to ask.
Who designed the golf courses at Red Rock Country Club?
Arnold Palmer designed both 18-hole courses. The Mountain Course is the private members' course, set closer to the mountains, and the Arroyo Course has offered public tee times. Sunrise Company, which developed the community starting in 1998, partnered with Palmer on both designs.
How far is Red Rock Country Club from the Strip?
Plan on about 25–30 minutes to the Strip off-peak, and a similar time to Harry Reid International Airport via the 215 Beltway. Downtown Summerlin is about 5–10 minutes away, and the Red Rock Canyon scenic drive is roughly 10–15 minutes west. Rush-hour times run longer.
What kinds of homes are in Red Rock Country Club?
Mostly semi-custom and custom single-family homes, built from the late 1990s on, with Mediterranean and Tuscan styling and newer contemporary custom builds. Original homes range from roughly 2,300 to over 8,000 square feet. Golf frontage and view lots sit at the top of the range. My luxury homes guide covers buying at this level.
