Henderson vs North Las Vegas is a comparison buyers often make when they want a newer home in a city with its own services and are weighing location against budget. Both are incorporated cities separate from the City of Las Vegas, both have plenty of master-planned neighborhoods and new construction, and both are served by the Clark County School District. But they sit at opposite ends of the valley, and that shapes nearly everything else.
Below is a side-by-side table, then a closer look at each category and a simple way to decide based on the property and location you need.

Location and layout: southeast valley vs. north valley
Henderson fills the southeast corner of the valley and climbs toward the McCullough Range and the River Mountains. It grew as a series of master plans, so it reads as distinct areas: established, central Green Valley; the hillside communities of Anthem, Seven Hills and MacDonald Highlands; newer Inspirada and Cadence; and Lake Las Vegas off on its own to the east. The city's original core along Boulder Highway and around the Water Street District is older, with smaller lots and many homes outside an HOA. My Henderson neighborhood guide maps each area.
North Las Vegas spreads across the flatter north valley. Its older neighborhoods sit just north of downtown Las Vegas, the middle of the city filled in during the 1990s and 2000s, including the Aliante master plan, and the newest subdivisions stretch north of the 215 toward open desert. Nellis Air Force Base borders the city's northeast side, and the I-15 corridor to the north has become a major warehouse and distribution hub, including the Apex industrial area. Start with my North Las Vegas area guide.
One practical note for both: a mailing address doesn't always match city limits, and the jurisdiction decides who handles permits, utilities and some fees. I confirm it for every parcel.
Homes, prices and new construction
Both cities have a wide range of homes, but the mix leans differently.
- Henderson runs from 1980s and 1990s resale homes in Green Valley to hillside custom estates, guard-gated golf communities, lakeside condos and current builder floor plans. Price points span moderate to luxury, and the high end runs much deeper than in North Las Vegas.
- North Las Vegas leans toward production single-family homes, townhomes and condos, from smaller mid-century homes in the older core to recent builds north of the 215. It's generally one of the valley's more affordable places to buy, which is why it shows up so often in first-purchase and VA-financed searches.
New construction is active on both sides. In Henderson it's concentrated in Cadence on the east side and Inspirada in the southwest, and I compare those two directly in Inspirada vs. Cadence. In North Las Vegas, national builders have been working in several master plans along and north of the 215.
A lower list price doesn't always mean a lower monthly payment. HOA dues, SID or LID assessments and insurance can narrow the gap between two homes, so I compare the full monthly cost, not just the price.
Parks, golf and the outdoors
Henderson looks toward water and mountains. Lake Mead National Recreation Area is a short drive for boating and paddling, the paved River Mountains Loop Trail links Henderson with Boulder City and the lake, and Sloan Canyon National Conservation Area offers desert hiking near Anthem. The Henderson Bird Viewing Preserve, Lake Las Vegas and a dense network of city parks with splash pads, sports fields and pickleball courts round it out. Golf ranges from private clubs like Anthem Country Club and Dragon Ridge to courses such as Serket, formerly Rio Secco, and Reflection Bay at Lake Las Vegas.
North Las Vegas centers on big city parks. Craig Ranch Regional Park has sports fields, dog parks, a skate area and an amphitheater that hosts concerts, and Aliante Nature Discovery Park adds a lake with walking paths. Tule Springs Fossil Beds National Monument protects Ice Age fossil land along the north edge of the valley, and from the city's western neighborhoods, US-95 leads toward Mount Charleston. Aliante Golf Club sits inside the Aliante master plan, and Las Vegas Motor Speedway is a short drive up I-15.
Commutes: what each city puts close
Where you work and travel often settles this comparison faster than anything else.
- Henderson is closer to Harry Reid International Airport, Lake Mead, Boulder City and the south end of the Strip. Green Valley is about 10 to 15 minutes from the airport off-peak, and the 215 and I-11 are the main routes.
- North Las Vegas is closer to downtown Las Vegas, Nellis Air Force Base, the North Las Vegas VA Medical Center off Pecos Road near the 215, the distribution and industrial employers along northern I-15, and Las Vegas Motor Speedway. I-15, the 215 and US-95 handle most trips.
The bottlenecks differ, too. Trips south from North Las Vegas on I-15 run into the Spaghetti Bowl at rush hour, while Henderson traffic stacks up around the 215 and I-15 interchanges. Test your real commute at the hour you'd drive it before you choose. If you'll use VA financing or report to Nellis, my VA home loan guide covers the local details.
HOAs, SIDs, utilities and city services
Day to day, the two cities work in similar ways. Each has its own city government, police department, fire department and water utility, while NV Energy supplies electricity and Southwest Gas supplies natural gas in both. Both are part of the Clark County School District, and attendance zones shift as new schools open, so confirm zoning for the exact address with CCSD.
HOAs follow the same pattern on both sides: nearly universal in newer master plans, often with a master association plus a sub-association, and less common in the older cores. Some newer neighborhoods in each city also carry a Special or Local Improvement District assessment on the property tax bill. My HOA, SID and LID guide shows how to find both before you write an offer.
The statewide basics apply in both cities as well: Nevada has no state personal income tax, and an owner-occupied primary residence gets a 3% cap on annual property-tax increases. Confirm how either applies to you with a CPA.
Choose Henderson if… choose North Las Vegas if…
Henderson may fit better if you want:
- Quick access to the airport, Lake Mead and Boulder City
- Hillside view lots, guard-gated golf communities or a lakeside setting
- A wide spread of price points, up through luxury
- Established neighborhoods with mature landscaping, like Green Valley
North Las Vegas may fit better if you want:
- A shorter drive to Nellis AFB, downtown Las Vegas or the northern I-15 job corridor
- Newer construction at some of the valley's more approachable price points
- Older homes without an HOA close to downtown
- Large city parks like Craig Ranch
Dana's tip: Compare these two cities on total monthly cost and commute, not list price. A newer North Las Vegas home with an SID and a Henderson resale without one can land closer together than you'd expect, and an extra half hour each way adds up quickly.

Frequently asked questions
Is North Las Vegas cheaper than Henderson?
Generally, yes. North Las Vegas is among the valley's more affordable places to buy, while Henderson spans moderate to luxury price points. There's plenty of overlap, though, and HOA dues, SID or LID assessments and insurance can narrow the difference in monthly cost. Ask me for current numbers on the neighborhoods you're comparing, and see my North Las Vegas guide for how the city is laid out.
Are Henderson and North Las Vegas part of Las Vegas?
Both are separate incorporated cities, each with its own city government, police, fire department and water utility. They're part of the Las Vegas Valley and Clark County, and most people think of them as part of greater Las Vegas. Mailing addresses don't always match city limits, so I confirm the jurisdiction for every parcel my clients consider.
Which is closer to the airport, Henderson or North Las Vegas?
Henderson, by a wide margin. Green Valley is about 10 to 15 minutes from Harry Reid International Airport off-peak, and most of Henderson is within about 30 minutes. North Las Vegas is typically 25 to 35 minutes away, depending on the neighborhood. If you fly often for work, that difference adds up over a year of trips.
Which is closer to Nellis Air Force Base?
North Las Vegas. Nellis sits along the city's northeast side, so much of North Las Vegas is roughly 10 to 20 minutes from the base off-peak. Henderson is generally a longer drive across the valley. Check the commute at your actual reporting time, and see my VA home loan guide if you plan to use VA financing.
Where is new construction in Henderson and North Las Vegas?
In Henderson, most new construction is in Cadence on the east side and Inspirada in the southwest, with smaller builder neighborhoods elsewhere. In North Las Vegas, it's concentrated along and north of the 215, where national builders are active in several master plans. Newer homes in both cities can carry SID or LID assessments, so I review those up front.
