Whitney Ranch is an established neighborhood in north-central Henderson, around Sunset Road, Stephanie Street and Galleria Drive, right off I-11/US-95. Most homes date from the 1980s and 1990s, prices are moderate by Henderson standards, and the city's Whitney Ranch Recreation Center sits at its center.
It doesn't have the newer amenities of a modern master plan, and it doesn't try to. What it offers is a central location, mature landscaping, resale homes on established streets and quick access to the Galleria at Sunset, the 215 and the freeway into Las Vegas. Here's what to expect and what I check when my clients buy here.
Where is Whitney Ranch?
Whitney Ranch sits in the older, central part of Henderson, toward the city's northern edge. It takes in residential streets around Sunset Road, Stephanie Street, Whitney Ranch Drive and Galleria Drive, with I-11/US-95 running along its side. The Galleria at Sunset mall and Sunset Station anchor the commercial core, and neighborhoods spread out from there.
Don't confuse it with Whitney, a separate unincorporated community in the east valley near Boulder Highway. Whitney Ranch is inside the City of Henderson, so city zoning, city services and the Henderson Police Department apply.
If you're also looking a few minutes south, Green Valley offers a similar era of homes with more of a master-planned layout.
Whitney Ranch homes: 1980s and 1990s resale
Most Whitney Ranch homes were built in the 1980s and 1990s, with some later infill. You'll find one- and two-story single-family homes in a wide range of sizes, plus townhomes and apartment and condo communities closer to the main roads. Some streets have cul-de-sacs, larger lots and RV gates, features that are harder to find in newer master plans.
Age is the trade-off. Many homes have been updated, but some still have original windows, plumbing, cabinetry and HVAC components. That range lets you choose between a finished remodel and a home you can improve over time, and it's why I compare each house with recent sales in similar condition, not just similar square footage.
Whitney Ranch Recreation Center, parks and things to do
The City of Henderson's Whitney Ranch Recreation Center on Galleria Drive is the neighborhood hub. It has a gymnasium, fitness center, racquetball and wallyball courts, a dance room and a game room, plus a year-round indoor pool with competition lanes and an outdoor activity pool that opens for summer. Access is through a city membership or a daily pass.
Just down the street, Whitney Mesa Nature Preserve covers about six acres of restored desert, with a trail of roughly a mile that climbs the mesa for views over Henderson. Shopping and dining cluster around the Galleria at Sunset and along Sunset Road and Stephanie Street, and Henderson's Water Street District downtown is a short drive away.
Getting around: I-11, the 215 and drive times
Location is Whitney Ranch's strongest selling point. I-11/US-95 has exits at Sunset Road, Galleria Drive and Russell Road, with quick access north toward downtown Las Vegas and south to the 215 Beltway at the Henderson interchange. Sunset Road also runs west toward the airport.
- To the Strip: about 15–20 minutes off-peak
- To Harry Reid International Airport: about 15 minutes
- To downtown Las Vegas: about 15–20 minutes via I-11
- To Green Valley: about 10 minutes
- To Lake Mead and Boulder City: about 20–25 minutes
That central position is why Whitney Ranch works for so many different commutes. You can reach the Strip, downtown, the airport and the south Henderson corridors without crossing the whole valley, and most errands are a few minutes from home.
Costs to know in Whitney Ranch
HOA status depends on the subdivision, and dues and rules vary from one tract to the next. Confirm it for every home you consider, and when there is an association, ask for its budget, reserves and any rules on rentals, parking or RVs.
Water and sewer are City of Henderson services. Older homes can mean higher cooling bills if the insulation and windows are original, so ask the seller for recent NV Energy bills. If a home has solar, find out early whether the panels are owned or leased; my guide to buying a home with leased solar explains why it matters. Nevada caps annual property-tax increases on an owner-occupied primary residence at 3%; confirm details with a CPA.
Buying in Whitney Ranch: my advice
- Get a full inspection with extra attention to plumbing, the roof and the age of the HVAC.
- Listen for freeway noise on streets close to I-11 and the busier stretches of Sunset Road.
- Whitney Ranch is served by Clark County School District; confirm zoning for the specific address with CCSD before you buy.
- Ask about RV parking rules before you count on that side yard; HOA and city rules both apply.
- For first-time and VA buyers, an older resale here can be a practical alternative to a newer home farther from the core. See my first-time buyer guide and VA home loan guide.
- Investors: check any HOA leasing limits and the City of Henderson's rental rules, and underwrite as a long-term rental. My investing guide covers the numbers.
Dana's tip: In an established area like Whitney Ranch, the best values are often homes with good bones and dated finishes. I help clients separate cosmetic updates from expensive system problems, so they know which project home is actually worth the price.

Where is Whitney Ranch in Henderson?
Whitney Ranch is in north-central Henderson, around Sunset Road, Stephanie Street, Whitney Ranch Drive and Galleria Drive, right next to I-11/US-95. The Galleria at Sunset mall and the city's Whitney Ranch Recreation Center are both in the area. It's about 15 to 20 minutes from the Strip off-peak. See my Henderson guide for the rest of the city.
Is Whitney Ranch the same as Whitney, Nevada?
No. Whitney Ranch is a neighborhood inside the City of Henderson, so city services, zoning and the Henderson Police Department apply. Whitney is a separate unincorporated community in the east Las Vegas Valley near Boulder Highway, governed by Clark County. The similar names cause confusion in listings and searches, so double-check the city on any property you're considering.
What does the Whitney Ranch Recreation Center have?
The City of Henderson's Whitney Ranch Recreation Center on Galleria Drive has a gymnasium, fitness center, racquetball and wallyball courts, a dance room and a game room. Its indoor pool, with competition lanes, is open year-round, and a separate outdoor activity pool opens for summer. Access is by city membership or daily pass. Whitney Mesa Nature Preserve is just down the street.
How old are the homes in Whitney Ranch?
Most Whitney Ranch homes were built in the 1980s and 1990s, with some later infill. Many have been updated, while others still have original systems and finishes. On an older home, plan a full inspection covering plumbing, the roof, HVAC age and electrical, and compare prices with recent sales in similar condition, not just similar size.
Do homes in Whitney Ranch have an HOA?
It depends on the subdivision. Whitney Ranch grew tract by tract, so HOA status, dues and rules vary across the neighborhood, including rules on rentals, parking and RVs. Confirm it for each home before you make an offer, and review the budget and reserves when there is an association. My HOA, SID and LID guide explains what to look for.
