Cadence in Henderson is a master-planned community on the city's east side, developed by The LandWell Company on roughly 2,200 acres, with homes selling since the mid-2010s. It's one of the most active new-construction areas in the valley, with several builders selling at the same time.

The heart of the community is Central Park at Cadence, about 50 acres of lawns, play areas and amenities. Cadence also includes Heritage at Cadence, an age-qualified 55+ neighborhood, and it's well placed for Lake Las Vegas, Lake Mead and Boulder City. The tradeoffs are distance from the Strip and the details that come with any new master plan.

What is Cadence like?

Cadence feels new because it is. Streets are wide, landscaping is still filling in, and many neighborhoods were completed only in the past few years. The plan is organized into builder neighborhoods around a connected network of parks and trails, with Central Park as the main gathering spot.

Architecture is mostly modern: clean exteriors, open great-room layouts and covered patios. Lots are generally compact by older-Henderson standards, which keeps yard work down but puts neighbors closer, so it's worth studying the plot map before choosing a homesite.

Central Park at Cadence and other amenities

Central Park at Cadence covers roughly 50 acres and is the community's showpiece. Over its phases it has added an adventure playground, splash pads, pickleball courts, a fitness court, amphitheater space, picnic areas and open lawns, along with a resident-only pool. Views from the park stretch west toward the Strip.

Beyond Central Park, smaller neighborhood parks and trails run through the community. Close by you have the Henderson Bird Viewing Preserve and the River Mountains Loop Trail, and a few minutes farther, Lake Las Vegas and Lake Mead National Recreation Area.

New construction in Cadence: builders and what to expect

Cadence has hosted a long list of national and regional builders, and the lineup changes as neighborhoods sell out and new ones open. That variety is useful: within a few minutes you can compare townhomes, smaller-lot single-family homes and larger move-up plans side by side.

  • Register your agent on the first visit. Most builders require it.
  • Compare incentives carefully. A rate buydown, a closing-cost credit and a design-center credit aren't equal; run the numbers with your lender.
  • Look at the lot, not just the plan. Backing to a park, a wall or a busy road changes value.
  • Get independent inspections at pre-drywall and before the final walk-through.

For the full process, see my new construction homes guide. Financing terms and incentives should always be confirmed with your lender.

Heritage at Cadence: the 55+ neighborhood

Heritage at Cadence is an age-qualified 55+ active-adult neighborhood built by Lennar within the Cadence master plan. It has its own controlled entries and a resident community center, alongside access to the broader Cadence park and trail system.

As with any age-qualified community, occupancy rules are set by its governing documents, so review them before you buy. If you're comparing options, my 55+ communities guide covers Heritage at Cadence alongside Sun City Anthem, Del Webb at Lake Las Vegas and others around the valley.

Cadence HOA, SID questions and other costs

Cadence has a master HOA that maintains Central Park and the common areas, and some neighborhoods add a sub-association. Dues vary by neighborhood and builder product.

Special assessments are where I see the most confusion. Newer Henderson master plans are often financed partly through improvement districts, and what you'll read online about Cadence is inconsistent. Rather than assume either way, I check the specific parcel on the Clark County tax bill and the preliminary title report for any SID or LID before my clients commit. My HOA, SID and LID guide explains what to look for.

Water and sewer come from the City of Henderson. Some builders include solar; ask whether the panels are owned, leased or financed, because that affects both your purchase and a future sale.

Getting around: Cadence to the Strip, the lakes and Boulder City

Cadence sits near Lake Mead Parkway and Boulder Highway, with I-11 and the east end of the 215 close by. That's a strong location for the lakes and Boulder City and a longer haul to the Strip and the west valley.

  • To the Strip: about 25–30 minutes off-peak
  • To Harry Reid International Airport: about 20–25 minutes
  • To Lake Las Vegas: about 10 minutes
  • To Boulder City: about 15–20 minutes
  • To Green Valley and The District: about 15–20 minutes

For daily errands, Boulder Highway and Lake Mead Parkway put groceries, big-box retail and restaurants within a few minutes, and the Water Street District, Henderson's historic downtown, is a short drive west. The east side tends to have less of the stop-and-go traffic you'll find near the 215 and I-15 interchanges, but the farther you commute, the more that rush-hour test drive matters.

Buying in Cadence: my advice

  • Shop several builders before choosing; floor plans and incentives vary a lot within the same master plan.
  • Confirm any SID or LID on the exact parcel.
  • Ask about future phases near your lot, including commercial parcels and road extensions.
  • Confirm school zoning with CCSD, since new communities can see boundary changes.
  • On a resale, ask how much builder warranty remains and whether it transfers.

Dana's tip: In a master plan with several active builders, quick move-in homes are often where the strongest incentives are. I track which builders have finished inventory so you can weigh those homes against to-be-built options in the same neighborhood.

Cadence questions

Who is the developer of Cadence in Henderson?

Cadence is developed by The LandWell Company, which created the roughly 2,200-acre master plan on Henderson's east side. Homes are built by a changing group of national and regional builders, so the options shift as neighborhoods sell out and new ones open. I keep track of current builder neighborhoods and can help you compare them side by side.

Is there a 55+ community in Cadence?

Yes. Heritage at Cadence is an age-qualified 55+ active-adult neighborhood built by Lennar within the Cadence master plan, with its own community center and controlled entries. Occupancy rules are set by its governing documents, so review them before you buy. My 55+ communities guide compares it with other age-qualified options around the valley.

Does Cadence have SID or LID fees?

Online sources disagree on this, so I don't rely on general claims. The reliable answer comes from the specific parcel: I check the Clark County tax bill and the preliminary title report for any special or local improvement district assessment before my clients commit. That way you know your full cost, including HOA dues. My SID and LID guide explains more.

What is Central Park at Cadence?

Central Park is the roughly 50-acre centerpiece of Cadence, with an adventure playground, splash pads, pickleball courts, a fitness court, amphitheater space, picnic areas and open lawns, plus a resident-only pool. It's the community's main gathering spot and has views west toward the Strip. Smaller parks and trails connect to it from the surrounding neighborhoods.

How far is Cadence from the Las Vegas Strip?

Cadence is roughly 25 to 30 minutes from the Strip off-peak, using the 215 or I-11 depending on your destination. It's much closer to Lake Las Vegas, Lake Mead and Boulder City, each about 10 to 20 minutes away. If you'll commute to the Strip or the west valley daily, I suggest test-driving the route at rush hour before you buy.
