Green Valley in Henderson was the city's first large master-planned community, launched by American Nevada Corporation in the late 1970s, and it still sets the tone for central Henderson. Today the name covers the original Green Valley neighborhoods plus Green Valley Ranch, the newer section built from the mid-1990s on.

What buyers like here is maturity. Trees have had decades to grow, parks and greenbelts are long established, and the 215 puts the airport, the Strip and the rest of Henderson within easy reach. The tradeoff is age: many homes are a few decades old, so inspections and updates matter more than they would in a new build.

What is Green Valley like? The layout and sub-areas

Green Valley isn't one subdivision. It's a large planned area made up of separate neighborhoods, each with its own builder, era and, often, its own HOA. A rough way to think about it:

  • Original Green Valley: the oldest section, centered around Sunset Road and Green Valley Parkway, built from the late 1970s through the 1980s.
  • Green Valley South: later phases built from the mid-1980s into the 1990s.
  • Green Valley Ranch: the newer section started in the mid-1990s, home to the Green Valley Ranch resort and The District.

Within each, you'll find non-gated streets, small gated enclaves and a handful of guard-gated neighborhoods. Lot sizes, architecture and HOA rules shift block by block, which is why I always look at the specific subdivision, not just the Green Valley name.

Homes in Green Valley: styles, ages and price points

Green Valley has one of the widest ranges of housing in Henderson. Within a few miles you can find condos, townhomes, modest single-story homes on small lots, larger two-story plans and semi-custom homes in gated sections. That mix means prices run from some of the more approachable options in central Henderson up to luxury.

  • Condos and townhomes, many near Green Valley Parkway and The District
  • Single-story and two-story tract homes from the 1980s and 1990s
  • Larger semi-custom homes in the gated parts of Green Valley Ranch

Architecture is classic Las Vegas Valley: stucco, tile roofs, block walls and desert landscaping. Many original homes have been remodeled, so two houses on the same street can be decades apart inside. If this is your first purchase, the condo and townhome options are worth a look; my first-time buyer guide walks through the process.

Things to do: The District, parks and trails

The District at Green Valley Ranch is the neighborhood's social anchor: an open-air, walkable stretch of shops and restaurants with residences above, right off the 215 at Green Valley Parkway. The Green Valley Ranch resort sits next door, and the Galleria at Sunset mall is a short drive north.

For outdoor time, Green Valley is laced with neighborhood parks, greenbelts and paved trail segments, and Henderson's park system means sports fields, splash pads, pickleball and dog parks are rarely far away. The mature trees are a big part of the appeal; in a desert summer, shade on the walk to the park matters.

Sunset Park, a large Clark County park at Sunset Road and Eastern Avenue, sits just west of the area with its lake, sports fields and walking paths.

Getting around: Green Valley commute times

Location is Green Valley's strongest card. The 215 runs right through it, and the I-11 / US-95 corridor is just to the east for trips to downtown Las Vegas or Boulder City.

  • To the Strip: about 15–20 minutes off-peak
  • To Harry Reid International Airport: about 10–15 minutes
  • To Lake Las Vegas or Lake Mead: about 20–30 minutes
  • To Summerlin: about 30–35 minutes via the 215

Green Valley Parkway, Sunset Road, Eastern Avenue and Warm Springs Road handle most local trips. It's also a short drive to Henderson's hillside communities, including Seven Hills and Anthem to the south.

HOA fees and costs in Green Valley

Most Green Valley homes are in an HOA, and many sit under two layers: a master association plus a sub-association for the specific neighborhood. Dues vary widely, from modest fees in non-gated tracts to considerably more in guard-gated sections with staffed entries and private amenities. Special assessments are generally a bigger topic in newer master plans, but I still check every tax bill. My HOA, SID and LID guide covers what to look for.

Water and sewer come from the City of Henderson. Older homes can also carry costs a new build won't for years, such as aging roof underlayment, an original AC system or a tired pool, which brings me to inspections.

Buying an older home in Green Valley: my inspection tips

Most Green Valley homes are solidly built, but a 30-year-old house in the desert has lived through 30 summers of heat and UV. Here's what I have clients look at closely:

  • Roof underlayment: concrete tile can look fine while the underlayment beneath it is worn out. Ask the inspector to evaluate it, and consider a roofer's opinion.
  • HVAC age: desert AC units work hard. Check the manufacture date on the condenser and budget for replacement if it's near the end of its life.
  • Plumbing: some homes from this era were built with polybutylene supply lines, and older water heaters deserve a look. A sewer-line camera inspection is inexpensive peace of mind.
  • Pool equipment and surface: pumps, heaters and plaster all have life spans.
  • Permits: ask whether additions, patio covers and garage conversions were permitted with the City of Henderson.

Dana's tip: In Green Valley, two homes with the same floor plan can be priced far apart because one has a newer roof underlayment, HVAC and windows. I compare updates line by line, not just square footage, so you know which list price actually reflects work already done.

When you're ready to see what's available, start a Henderson home search and I'll flag the listings worth touring.

Green Valley questions

Is Green Valley part of Henderson?

Yes. Green Valley is a large master-planned area inside the City of Henderson, developed by American Nevada Corporation starting in the late 1970s. It includes the original Green Valley neighborhoods and the newer Green Valley Ranch area. Homes there use Henderson city services, including water and sewer, and are served by Clark County School District; confirm zoning for a specific address with CCSD.

What is The District at Green Valley Ranch?

The District is an open-air, mixed-use shopping and dining area off the 215 at Green Valley Parkway, with shops and restaurants at street level and residences above. It sits next to the Green Valley Ranch resort and serves as a gathering spot for central Henderson. Homes and condos nearby get walkable or short-drive access to dining, shopping and services.

How old are the homes in Green Valley?

The original Green Valley neighborhoods date from the late 1970s and 1980s, later phases from the late 1980s and 1990s, and Green Valley Ranch from the mid-1990s into the 2000s. Many homes have been remodeled, so the year built doesn't tell the whole story. I recommend a thorough inspection that pays close attention to the roof underlayment, HVAC, plumbing and pool equipment.

Does Green Valley have HOA fees?

Most Green Valley neighborhoods have an HOA, and many have both a master association and a sub-association. Dues vary widely depending on gates, amenities and landscaping, so there's no single number. I pull the current dues, budget and reserve study for every home my clients consider. My HOA and SID guide explains what each fee typically covers.

How far is Green Valley from the Las Vegas Strip?

Green Valley is one of the closer Henderson areas to the Strip, roughly 15 to 20 minutes off-peak via the 215 and I-15. Harry Reid International Airport is about 10 to 15 minutes away. Rush-hour traffic on the 215 can add time, so I suggest driving the route at your actual commute hour before you commit to a home.
