Calico Ridge is a hillside neighborhood in east Henderson, on the slopes just north of Lake Mead Parkway between the Tuscany area and Lake Las Vegas. It's a smaller, quieter pocket than the big master plans, built mostly from the late 1980s into the 2000s, with many homes on elevated lots that look back across the valley.

It isn't new construction, and it isn't a resort community. What it offers is space, views and a short drive to Lake Las Vegas and Lake Mead. Public information on Calico Ridge is thinner than for the valley's large master plans, so I verify details home by home. Here's how I approach it.

Where is Calico Ridge, and what is it like?

Calico Ridge climbs the hillside north of Lake Mead Parkway in Henderson's 89011 ZIP code, with Lake Las Vegas a few minutes to the northeast. Streets wind up the slope, and the higher lots look west across Henderson toward the Strip skyline and the mountains beyond.

It's best understood as a collection of smaller neighborhoods rather than one master plan. Listings use several subdivision names, some sections have their own gates, and others are open streets.

Think of it as a neighborhood, not a resort: the appeal is the hillside setting, the views and the space between homes more than a long list of amenities. For the wider city, see my Henderson guide.

Calico Ridge homes: hillside lots and custom builds

Most homes were built between the late 1980s and the mid-2000s. Many are custom or semi-custom, so floor plans, styles and lot sizes vary more than in a production-built tract, with single-story and two-story designs mixed along the same street. The elevated view lots are where pricing climbs.

That variety means comparisons take work. Two homes a few doors apart can differ in view, lot slope, age of updates and HOA, so I build comparisons home by home rather than leaning on neighborhood averages.

Expect the stucco and tile roofs typical of the era. On the custom homes, you'll often see more varied rooflines, larger windows facing the view and patios set up to take in the valley.

If you were hoping for new construction, look at Cadence just across Lake Mead Parkway, or read my new construction guide. Calico Ridge is an established resale market.

Views, Lake Las Vegas and the outdoors nearby

Much of the lifestyle draw is what's close by. Lake Las Vegas, with its golf, waterfront dining and paddling, is a few minutes away. Continue east on Lake Mead Parkway and you reach Lake Mead National Recreation Area for boating, fishing and desert hiking. Clark County Wetlands Park, with trails and wildlife viewing, is a short drive northwest.

The views come with the hillside. The higher lots look out over the valley, and the city lights after dark are a big part of the appeal. Views aren't automatically protected, though, so I check what could be built below a lot before my clients pay a view premium.

Getting around: Lake Mead Parkway and drive times

Lake Mead Parkway is the main route out. It runs west through Henderson to I-11, which connects to the 215 Beltway and north into Las Vegas.

  • The Strip: about 25–30 minutes
  • Harry Reid International Airport: about 20–25 minutes
  • Lake Las Vegas: about 5 minutes
  • The District at Green Valley Ranch: about 15–20 minutes
  • Boulder City: about 20 minutes

Grocery stores and everyday errands are along Lake Mead Parkway, and the Galleria at Sunset area is a short drive west. If you'll commute to the Strip or the airport daily, drive the route at rush hour before you commit, since peak traffic can add real time.

Costs to know: HOA, taxes and utilities in Calico Ridge

Association setups vary by section. Some neighborhoods have their own gates and higher dues; others are open streets with lighter associations. Confirm which HOA a home belongs to, what it covers and whether there's more than one layer, and ask for the budget, reserves and rules early. My HOA explainer covers how dues and assessments work in the valley.

  • Property taxes. Nevada caps annual property-tax increases on an owner-occupied primary residence at 3%, and there's no state personal income tax. Confirm your situation with a CPA.
  • Special assessments. Check the tax bill for any Special Improvement District assessment, as you would anywhere in the valley.
  • Power bills. Big view windows and west-facing rooms bring in afternoon heat. Ask the seller for a year of utility bills.

Buying on a hillside in Calico Ridge: my advice

Hillside homes add a few inspection items to the usual list:

  • Drainage and grading: Ask how storm water moves around the house, and look for erosion on slopes.
  • Retaining walls: Look for cracks or leaning, and confirm who is responsible for maintaining them.
  • Soil and foundation: Parts of the valley have expansive soils. If the inspector sees slab cracks or sticking doors, bring in a structural engineer.
  • Sun and wind exposure: West-facing view lots get strong afternoon sun, and ridge lots catch more wind. Both affect power bills and patio use.
  • Age-related systems: Check plumbing, roof underlayment, HVAC and the sewer line on older homes.

My home inspection guide covers each in more detail.

Dana's tip: See a view home at sunset and again after dark. The light, the wind on the patio and the city view at night are what you're paying for, and they're hard to judge from listing photos.
