Sun City Summerlin is Del Webb's age-qualified 55+ community in the northern part of Summerlin, and one of the oldest active-adult communities in the Las Vegas Valley. Construction began in 1989, and today it's a fully built-out community of roughly 7,800 homes around three golf courses, with Summerlin's shopping, trails and medical offices a short drive away.
Because it's established, you're buying resale: mature landscaping, finished amenities and a long track record you can actually review. That also means older homes and an association budget that keeps decades-old facilities running. Here's how I help my clients weigh both sides.
What is Sun City Summerlin?
Sun City Summerlin sits in Summerlin's northern section, north of Summerlin Parkway, with Lake Mead Boulevard as one of its main entrances. Del Webb started building in 1989, so it predates most of the master plan that grew up around it.
It's an age-qualified 55+ community, and it's large: roughly 7,800 homes, three golf courses and four recreation centers. Its streets aren't gated, so it reads like an established neighborhood of curving streets and fairways rather than a walled compound.
Summerlin has newer age-qualified options too, including Heritage at Stonebridge in Summerlin West. Del Webb's later community on the Henderson side, Sun City Anthem, is the other name buyers usually compare it with.
Homes in Sun City Summerlin: single-story living
Most homes are single-story, which is a big part of the appeal: no stairs to climb and low-maintenance desert yards. Most were built from 1989 through the 1990s, with the stucco, tile roofs and floor plans of that era. Many have been remodeled; some are close to original.
| Home type | What you'll find | Relative price |
|---|---|---|
| Attached villas and patio homes | Smaller footprints, shared walls, minimal yard work | The community's lower end |
| Detached single-family | A range of floor plans on standard lots | Moderate |
| Golf-course frontage | Fairway and mountain views | The community's upper end |
Original condition matters more than square footage here. Two homes with the same plan can be a full remodel apart in price.
Golf, recreation centers and clubs
Three courses wind through the community: Palm Valley and Highland Falls, both 18-hole regulation courses, and Eagle Crest, an 18-hole executive course. They're open to public play, so you don't need to live here to tee off, and you're not required to golf to live here.
The four recreation centers, Desert Vista, Mountain Shadows, Pinnacle and Sun Shadows, are owned and run by the community. Between them you'll find indoor and outdoor pools, tennis and bocce courts, exercise rooms, craft and card rooms, social halls and a performance theater. Resident clubs cover everything from hobbies to sports.
If living on a fairway is the goal, my golf course homes guide covers the trade-offs, from errant balls to course maintenance schedules.
How the HOA works in Sun City Summerlin
Every home belongs to the Sun City Summerlin Community Association. Dues fund the recreation centers and contribute to golf course upkeep, so every owner helps support the golf operations whether or not they play.
When you're under contract, the HOA resale package is the document to read closely:
- Budget and reserves. Aging pools, roofs and course irrigation are expensive. Healthy reserves make special assessments less likely.
- Rules. Exterior changes, landscaping, guest policies and leasing all have rules. If you might rent the home out later, confirm what's allowed.
- Fees at closing. HOA transfer and closing-related fees vary; ask early.
I don't publish dues because they change; ask me for current figures. My HOA fee explainer covers how Las Vegas associations work.
Age rules: HOPA basics for buyers
Age-qualified communities operate under the federal Housing for Older Persons Act (HOPA). In broad terms, a 55+ community must:
- Have at least one resident age 55 or older in at least 80% of its occupied homes
- Publish and follow policies showing it's intended as 55+ housing
- Verify residents' ages
Beyond that floor, each community's recorded CC&Rs and rules set the details, such as how they handle co-occupants under 55 and long-term guests. Read those documents before you write an offer, especially if you're buying for a parent or planning to rent the home later. This is general information, not legal advice; for your specific situation, confirm with the HOA and a real estate attorney.

Buying in Sun City Summerlin: my advice
- Inspect for age. Ask about the roof underlayment, AC, water heater and windows. Some homes from this era were built with polybutylene water lines, so ask whether the home has been replumbed. My desert homeownership guide covers what wears out here.
- Price the remodel honestly. An original home priced below an updated one isn't a bargain if the gap is smaller than the cost of the work.
- Visit the rec center you'd use most. They differ in size and amenities, and proximity matters if you plan to walk.
- On a golf lot, look at the hole. Watch where tee shots land before you fall for the view.
Dana's tip: Ask for the association's reserve study, not just the budget. It shows when big-ticket items like pool resurfacing and course irrigation are due, and whether money is set aside for them.

Sun City Summerlin questions
Is Sun City Summerlin a 55+ community?
Yes. Sun City Summerlin is an age-qualified 55+ community developed by Del Webb beginning in 1989. Under federal law, at least 80% of occupied homes must include a resident age 55 or older, and the community's own CC&Rs set further occupancy rules. Read those documents before buying. My 55+ communities guide covers the valley's other options.
Are the golf courses in Sun City Summerlin public?
Yes. Palm Valley, Highland Falls and Eagle Crest are open to public play, so you don't need to live in Sun City Summerlin to book a round. Palm Valley and Highland Falls are 18-hole regulation courses, and Eagle Crest is an 18-hole executive course. Association dues help support course upkeep, so owners contribute whether or not they play.
Is Sun City Summerlin gated?
No, its streets generally aren't gated. The community feels like an established neighborhood of curving streets and fairways rather than a walled enclave. If a gated or guard-gated age-qualified community matters to you, newer options such as Heritage at Stonebridge in Summerlin West are gated. Confirm gate status on any specific listing.
How old are the homes in Sun City Summerlin?
Most homes were built from 1989 through the 1990s, so expect original systems to be at or past their expected lifespan unless they've been replaced. Inspect the roof underlayment, AC, water heater and plumbing carefully. Updated homes sell at a premium, so compare the price gap against the real cost of remodeling an original one.
What's the difference between Sun City Summerlin and Sun City Anthem?
Both are Del Webb age-qualified communities, but they sit on opposite sides of the valley. Sun City Summerlin is the older of the two, in northwest Las Vegas near Summerlin's trails and Downtown Summerlin. Sun City Anthem was built later in Henderson's Anthem area. Amenities, dues and home ages differ, so compare them side by side. See my Sun City Anthem guide.
