Sun City Anthem is a Del Webb age-qualified 55+ active-adult community in the Anthem area of south Henderson, set in the foothills of Black Mountain. Construction began in 1998 and the last homes were finished in 2008, so today every purchase here is a resale of a single-story home.
The community's own association runs three recreation centers and dozens of chartered clubs, and the Revere Golf Club's two courses sit right alongside it. Below I explain how the homes, amenities and HOA work, where the views are, and what I check before my clients make an offer.
What is Sun City Anthem?
Sun City Anthem is one of the largest age-qualified communities in the Las Vegas Valley, with more than 7,000 single-story homes built by Del Webb. It sits within the larger Anthem area of south Henderson, alongside general Anthem neighborhoods, the guard-gated Anthem Country Club and Solera at Anthem, a smaller, separate Del Webb community.
Day to day, the draw is the combination of single-level homes, staffed recreation centers and a full calendar of classes, clubs and events, with less yard work than a large lot elsewhere. Elevation adds to it: the community sits higher than most of Henderson, so many streets look out over the valley.
The community is age-qualified under the federal Housing for Older Persons Act. Its governing documents set the occupancy rules, including how they apply to co-residents and guest stays, so read them before you make an offer. I can pull the current version for you early in your search.
Sun City Anthem homes: single-story plans and hillside views
Every home in Sun City Anthem is single-story. Floor plans run from compact homes to larger designs with extra bedrooms or a den, and the community also includes a section of villa homes and the Pinnacle Village area. Exteriors follow Del Webb's stucco-and-tile style, and most yards use desert landscaping.
Because the community climbs into the foothills, location inside it matters. Homes on higher streets or along the edges can have long views across the valley to the Strip or toward the mountains, while interior lots tend to look at neighbors. Homes that back to open desert or golf frontage carry their own premiums.
Age is the practical side. With homes built from 1998 to 2008, many are due for, or already past, replacement of HVAC units, water heaters and tile-roof underlayment. Updated homes and original-condition homes can sit on the same street, so I compare condition carefully when we price an offer.
Sun City Anthem recreation centers, clubs and golf
The association runs three recreation centers for residents and their guests:
| Center | Highlights |
|---|---|
| Anthem Center | The main clubhouse, with indoor and outdoor pools and spas, the largest fitness center, tennis and bocce courts, a restaurant and the association offices |
| Independence Center | Freedom Hall theater, a second fitness space with an aerobics studio, a woodshop, billiards, a library and arts and crafts rooms |
| Liberty Center | Indoor and outdoor pools, a warm-water therapy pool, a fitness room, meeting rooms, and pickleball and bocce courts |
On top of the facilities, more than 60 chartered clubs fill the calendar. Golf is next door rather than owned by the association: Revere Golf Club runs two 18-hole courses, Lexington and Concord, as a separate business that has offered residents discounted green fees. Getting around from Sun City Anthem
Eastern Avenue is the main route north to the 215 Beltway, which connects to I-15, the airport and the rest of the valley. Shopping, dining, medical offices and a hospital campus line Eastern Avenue and St. Rose Parkway.
- To the Strip: about 25–30 minutes off-peak
- To Harry Reid International Airport: about 20–25 minutes
- To Green Valley shopping and dining: about 10–15 minutes
- To Anthem Hills Park and the trails toward Sloan Canyon: a few minutes
For hiking, Anthem Hills Park is a trailhead for the McCullough Hills Trail, and Sloan Canyon National Conservation Area protects the desert to the south. Plan desert outings for the cooler months, and start early whenever it's warm.
HOA fees and costs in Sun City Anthem
Sun City Anthem operates as a single community association, and its assessments fund the recreation centers, staff, programs and common areas. Ask for the current assessment, any capital or transfer fee due at closing, the latest reserve study and recent board minutes, which show what projects and possible assessments are being discussed.
Also confirm whether a specific home owes anything beyond the main association, such as a separate charge for a villa or gated section. Water and sewer are City of Henderson services. Nevada caps annual property-tax increases on an owner-occupied primary residence at 3%; confirm details with a CPA. More in my HOA, SID and LID guide.
Buying in Sun City Anthem: my advice
- Read the age-occupancy rules and guest policies in the governing documents before you write an offer.
- Tour all three recreation centers. Which one is closest can shape your routine as much as the floor plan does.
- Check sun exposure and view lines at the lot itself, not just in listing photos.
- Get the ages of the HVAC, water heater and roof underlayment, and budget for replacements.
- Compare it with other Henderson age-qualified options, such as Solera at Anthem and Heritage at Cadence, and, if you're open to the west side, Sun City Summerlin.
Dana's tip: If you're buying from out of state, I can walk the recreation centers on video, request the association's resale package early and flag anything in the documents that deserves a closer look. My guide to buying a home in Las Vegas remotely covers the rest.

Yes. Sun City Anthem is an age-qualified 55+ active-adult community built by Del Webb in the Anthem area of Henderson. See my Anthem guide for the differences.
