Inspirada in Henderson is a newer master-planned community in the city's southwest corner, near St. Rose Parkway and I-15. It was planned around a neighborhood-first layout: parks spread throughout its villages, paseos and trails linking them, and a town-center concept meant to give the community a core.

Most homes here date from the late 2000s onward, so buyers get modern floor plans, newer building systems and, on the newest homes, builder warranties. Inspirada also sits within a local improvement district, which I'll explain below because it affects your total monthly cost. If you want newer construction with quick I-15 access, it belongs on your shortlist.

What is Inspirada like?

Inspirada was designed with a more compact, neighborhood-centered feel than many Henderson master plans. Homes sit closer together and closer to the street, parks are spread through the villages rather than concentrated in one place, and paseos and trail segments connect many of them. Exteriors mix Mediterranean-inspired designs in earlier phases with more contemporary looks in recent ones.

The community is organized into villages and builder neighborhoods, each with its own name and product. The town-center concept is meant to tie it together with plazas, retail and higher-density housing near the core, while commercial development along Via Inspirada and Bicentennial Parkway handles daily errands.

Parks, amenities and the town center

Parks are Inspirada's signature. The city-run parks here include Aventura Park, with sports fields, courts, a dog park and a resident pool; Capriola Park, with courts, fields, a splash pad and a dog park; and Solista Park near the center of the community, along with several smaller parks. Because they're spread throughout, many homes are a short walk from green space.

The town center is still evolving, so what exists today and what's planned can differ from older marketing materials. I recommend driving the area and checking the City of Henderson's current plans rather than relying on a brochure.

Nearby, the St. Rose Parkway corridor has groceries, restaurants and medical offices, and the Raiders headquarters and Henderson Executive Airport are a short drive away. Sloan Canyon's trails and Anthem are to the east.

New construction in Inspirada: what to expect

Several national and regional builders have worked in Inspirada, and some neighborhoods still offer new or nearly new homes. Buying new here follows the usual Las Vegas new-build playbook:

  • Bring your agent on the first visit. Builders typically require your agent to be registered at your first visit to the sales office.
  • Compare base price to finished price. Lot premiums, structural options and design-center upgrades add up quickly.
  • Read the builder contract. It's written for the builder, and timelines, deposits and appraisal terms vary.
  • Inspect anyway. Independent pre-drywall and final inspections catch issues before move-in.

My new construction guide and my post on using an agent with a builder cover this in detail. Confirm any builder financing incentives with your own lender.

Inspirada LID and HOA costs

Inspirada's infrastructure was financed partly through a City of Henderson local improvement district (LID). Properties within the district pay an assessment that appears on the property tax bill, separate from regular property tax and separate from HOA dues. The amount varies by parcel, and in many cases the balance can be paid off early.

On top of that, Inspirada has a master HOA, and some neighborhoods add a sub-association for gates or extra amenities. When I evaluate a home here, I add the LID installment, HOA dues and property tax together so we compare total monthly cost, not just price. My guide to HOA, SID and LID fees explains how these assessments work.

Dana's tip: Ask the title company for the exact LID balance and annual installment on the specific parcel before you finalize your offer. Two similar homes on the same street can carry different remaining balances if one owner paid down the assessment, and that difference belongs in your price conversation.

Getting around from Inspirada

Inspirada's southwest Henderson location gives it easier I-15 access than most of the city, which helps if you work near the Strip or in the southwest valley. St. Rose Parkway connects to both I-15 and the 215.

  • To the Strip: about 20–25 minutes off-peak
  • To Harry Reid International Airport: about 15–20 minutes
  • To Green Valley and The District: about 15–20 minutes
  • To Summerlin: about 30–35 minutes
  • To the Raiders headquarters and Henderson Executive Airport: about 5–10 minutes

The I-15 corridor gets heavy at rush hour and on busy weekend travel days, so time your test drive accordingly. If you like this location but want a different style of community, Southern Highlands is just across I-15.

Buying in Inspirada: my advice

  • Confirm the LID balance and annual installment for the exact parcel.
  • Study the plot map. Smaller lots and closer spacing are part of the design, so check what your windows and yard face.
  • Ask the City of Henderson about planned development on nearby vacant parcels.
  • Confirm school zoning with CCSD; boundaries in growing areas change.
  • On a resale, ask whether any builder warranty remains and whether it transfers.

If you're comparing Inspirada with other newer master plans, Cadence on Henderson's east side offers a similar new-build experience in a different location, closer to the lakes and Boulder City. Not sure which fits? Try my neighborhood quiz, then let's tour the top two back to back so you can feel the difference in layout, lot size and commute.

Inspirada questions

Does Inspirada have an LID or SID?

Yes. Inspirada was developed with a City of Henderson local improvement district (LID) that financed roads and other infrastructure. Properties within the district pay an assessment that appears on the property tax bill, in addition to HOA dues. The amount varies by parcel, so ask the title company for the exact balance. My SID and LID guide explains how these assessments work.

Where is Inspirada in Henderson?

Inspirada is in southwest Henderson, near St. Rose Parkway and I-15, west of Anthem and south of the 215. Henderson Executive Airport and the Las Vegas Raiders headquarters are nearby. Its location gives quicker I-15 access than most Henderson communities, which helps commuters heading to the Strip or the southwest valley.

Is Inspirada new construction?

Inspirada is one of Henderson's newer master plans, with most homes built from the late 2000s onward. Some builder neighborhoods still offer new homes, while much of the community is now resale. If you're buying new, bring your agent on your first visit to the builder's sales office. My new construction guide covers the process step by step.

What are the parks like in Inspirada?

Inspirada was planned around a network of parks spread through its villages. Larger ones like Aventura and Capriola parks have sports fields, courts and dog parks, and Aventura includes a resident pool. Paseos and trail segments connect many of the parks, so a lot of homes are a short walk from green space. The town-center area continues to develop around them.

How far is Inspirada from the Strip?

Inspirada is about 20 to 25 minutes from the Las Vegas Strip off-peak via St. Rose Parkway and I-15. Harry Reid International Airport is roughly 15 to 20 minutes away. I-15 traffic can be heavy at rush hour and on weekends, so test the commute at the time you'd actually be driving it.
