Inspirada vs Cadence is one of the most common matchups for buyers who want a newer home in Henderson. Both are master-planned around parks, both have had several builders selling at once, and both are inside the City of Henderson. But they sit on opposite sides of the city and are at different stages of build-out, and for a new-construction buyer that changes almost everything about how you shop.
Below is a side-by-side table, then a closer look at location, building activity, lots, amenities and costs, plus my checklist for working with builders in either one.

Location: the I-15 side vs. the lake side of Henderson
Inspirada sits in Henderson's southwest corner, south of the 215 and west of Anthem. St. Rose Parkway puts I-15 a few minutes away, which makes it one of the easier Henderson communities for commuting to the Strip, the southwest valley or the airport, and for driving to Southern California. Groceries, restaurants and medical offices line the St. Rose corridor, and the Raiders headquarters and Henderson Executive Airport are nearby.
Cadence is on the opposite side of the city, near Lake Mead Parkway and Boulder Highway, with I-11 and the east end of the 215 close by. It trades a longer drive to the Strip and the west valley for quick access to Lake Las Vegas, Lake Mead National Recreation Area, the River Mountains Loop Trail and Boulder City. The Water Street District, Henderson's historic downtown, is a short drive west.
If you'll commute west or south most days, Inspirada usually wins on time. If your weekends revolve around the lakes, the trails or Boulder City, Cadence puts them closer.
New construction: how build-out stage changes your options
This is the biggest practical difference for new-construction buyers.
Cadence has been one of the valley's busiest new-home areas, with several builders selling at the same time. That lets you compare townhomes, smaller-lot single-family homes and larger move-up plans within a few minutes of each other, and it usually means a steady supply of quick move-in homes alongside to-be-built options. The trade-off is that construction continues around you for a while: dust, trucks and nearby lots turning into job sites.
Inspirada is further along. Much of it is now resale, with some builder neighborhoods still offering new or nearly new homes. That opens a different set of choices:
- A resale only a few years old, with landscaping and window coverings already done and possibly some builder warranty left, if it transfers
- One of the remaining new-build neighborhoods
- More settled streets, with less construction traffic overall
Builder lineups, phases and incentives change month to month in both communities, so I check current options before we tour. It's also worth asking the City of Henderson about planned development on any vacant parcels near a lot you like.
Lots, layouts and community design
Inspirada was planned with a more compact, neighborhood-first design than many Henderson master plans. Homes sit closer together and closer to the street, parks are spread through the villages rather than concentrated in one place, and paseos and trail segments link many of them. A town-center concept is meant to give the community a core, though what exists today can differ from older marketing materials.
Cadence is organized as builder neighborhoods around Central Park, with smaller parks and trails feeding into it. Streets are wide, architecture is mostly modern, and landscaping is still maturing in newer sections. Lots are generally compact by older-Henderson standards.
In both, the specific lot matters as much as the floor plan. Before you choose, study the plot map and ask:
- Which way does the backyard face? North- and east-facing yards are more usable on summer afternoons.
- What's behind the back wall: a park, another home, a busy road or a future phase?
- Is there a lot premium, and does it reflect something you actually value?
- How close is the nearest two-story home to your windows and yard?
Parks and amenities in Inspirada and Cadence
Parks are the signature of both communities, delivered in different ways.
Inspirada's city-run parks are spread throughout, so many homes are a short walk from green space. Aventura Park has sports fields, courts, a dog park and a resident pool; Capriola Park has courts, fields, a splash pad and a dog park; and Solista Park sits near the center of the community, along with several smaller parks. Sloan Canyon's trails and Anthem's foothills are to the east.
Cadence concentrates its showpiece in Central Park, roughly 50 acres with an adventure playground, splash pads, pickleball courts, a fitness court, amphitheater space, picnic areas, open lawns and a resident-only pool, plus views west toward the Strip. Smaller parks and trails connect to it, and the Henderson Bird Viewing Preserve is close by.
Cadence also includes Heritage at Cadence, an age-qualified 55+ active-adult neighborhood built by Lennar with its own community center and controlled entries. My 55+ communities guide compares it with other options around the valley.
LID, SID and HOA costs: compare the full payment
Newer master plans often come with costs beyond the mortgage, and these two are no exception.
- Inspirada was developed with a City of Henderson local improvement district (LID). Properties inside it pay an assessment on the tax bill, separate from regular property tax and HOA dues. The amount varies by parcel, and some owners have paid theirs down, so get the exact balance from the title company.
- Cadence is a case where general online claims about improvement districts are inconsistent. Rather than assume either way, I check the specific parcel's Clark County tax bill and preliminary title report before my clients commit.
- HOAs: both have a master association, and some neighborhoods add a sub-association for gates or extra amenities. Dues vary by neighborhood and product.
New construction adds one more wrinkle. A newly built home's first property tax bill may reflect only the lot, then rise once the finished house is added to the roll, and the 3% cap doesn't limit that jump. I explain how it works in Nevada property taxes explained. Budget on the finished home's full tax, and ask your lender to set your escrow account accordingly.
Solar is common on newer homes in both communities. Ask whether the panels are owned, financed or leased, because that affects both your purchase and a future sale.
Working with builders in Inspirada and Cadence: my checklist
- Bring your agent on the first visit. Builders typically require your agent to be registered at your first sales-office visit. Here's why your own agent matters on a new build.
- Compare the finished price, not the base price. Lot premiums, structural options and design-center selections add up quickly.
- Weigh incentives carefully. A rate buydown, a closing-cost credit and a design credit aren't equal. Compare the builder's lender offer with an outside lender, and confirm all terms with your lender.
- Read the builder contract. It's written for the builder, and deposits, timelines and remedies vary.
- Inspect independently. Schedule inspections at pre-drywall, before the final walkthrough and again before the one-year warranty ends.
- Budget for finishing. Backyard landscaping, window coverings and some appliances often aren't included.
My new construction guide covers contracts, timelines and warranties in more depth.
Choose Inspirada if… choose Cadence if…
Inspirada may fit better if you want:
- Faster access to I-15, the Strip, the airport and the southwest valley
- A more settled community with parks spread among the neighborhoods
- A nearly new resale with the finishing work already done
Cadence may fit better if you want:
- The widest choice of builders and quick move-in homes in one place
- A large central park as the community hub
- Quick trips to Lake Las Vegas, Lake Mead and Boulder City
- An age-qualified 55+ neighborhood within the master plan
Dana's tip: Tour both on the same day, starting in Inspirada in the morning and ending at Central Park in Cadence, then drive from each to your workplace. The commute and the build-out stage usually settle the question faster than the floor plans do.

Frequently asked questions
Is Inspirada or Cadence closer to the Strip?
Inspirada, usually. From southwest Henderson, St. Rose Parkway connects quickly to I-15, so the Strip is about 20 to 25 minutes away off-peak and the airport about 15 to 20. Cadence, on the east side, is roughly 25 to 30 minutes from the Strip but much closer to Lake Las Vegas, Lake Mead and Boulder City. Test your commute at rush hour before you decide.
Do Inspirada and Cadence have LID or SID assessments?
Inspirada was developed with a City of Henderson local improvement district, so properties inside it pay an assessment on the tax bill in addition to HOA dues. For Cadence, online claims are inconsistent, so I verify each parcel's Clark County tax bill and preliminary title report. My HOA, SID and LID guide explains how these assessments work.
Can I still buy a brand-new home in Inspirada?
Sometimes. Inspirada is further along than Cadence, so much of it is now resale, but some builder neighborhoods still offer new or nearly new homes. A resale that's only a few years old can be a strong alternative, especially if some builder warranty remains and transfers to you. Availability changes month to month, so ask me for the current builder lineup.
Does Cadence have an age-qualified 55+ neighborhood?
Yes. Heritage at Cadence is an age-qualified 55+ active-adult neighborhood that Lennar built within the Cadence master plan, with its own community center and controlled entries, plus access to the broader park and trail system. Its governing documents set the occupancy rules, so read them before you buy. My 55+ communities guide compares it with other options in the valley.
Do I need my own agent to buy a new home in Inspirada or Cadence?
You don't have to have one, but it's wise. The builder's sales team represents the builder. Your own agent can compare builders across both communities, review the contract, weigh incentives against outside loan offers and coordinate independent inspections. Most builders require your agent to be registered on your first visit, so bring them from the start. See my guide to buying new construction with an agent.
