Anthem in Henderson is a hillside master plan on the city's south edge, rising toward the McCullough Range with views back across the Las Vegas Valley. Del Webb opened it for sales in 1998, and it grew into one of the largest planned areas in Henderson.
Anthem is really several communities in one: general single-family neighborhoods, Anthem Highlands, the guard-gated Anthem Country Club, and Sun City Anthem, a large age-qualified 55+ active-adult community. Each has its own HOA, amenities and price range, so knowing which part you're shopping in matters from day one. Below I break down each section, the drive times and what I check before my clients make an offer.
The parts of Anthem: Highlands, Country Club and Sun City
When a listing says "Anthem," it could mean any of these, and they're very different purchases:
| Section | What it is | Gates |
|---|---|---|
| General Anthem neighborhoods | Single-family neighborhoods from several builders, built from the late 1990s on | Mostly non-gated, some gated |
| Anthem Highlands | Single-family neighborhoods largely built in the 2000s, with parks nearby | Varies by neighborhood |
| Anthem Country Club | Golf community around a private club, with semi-custom and custom homes | Guard-gated, with some separately gated enclaves |
| Sun City Anthem | Del Webb's age-qualified 55+ active-adult community with resident recreation centers | Varies; check by street |
Elevation is the common thread. Anthem sits higher than most of Henderson, so many streets look north over the valley toward the Strip, and evenings can run a touch cooler than on the valley floor.
Anthem homes and architecture
Most Anthem homes were built from the late 1990s through the 2000s, with some newer builder neighborhoods since. Expect stucco and tile-roof construction, lots of single-story plans (especially in Sun City Anthem), two-story homes in the general neighborhoods, and larger semi-custom and custom homes in Anthem Country Club.
On a hillside, the lot is half the value. Two homes with the same floor plan can be priced very differently depending on whether one has an open Strip view, backs to natural desert, or looks at the house across the street. Grade matters too: some lots step down with retaining walls, which affects usable yard space and maintenance.
- Anthem Country Club: semi-custom and custom estates, many on or near the course. My golf course homes guide covers what to check.
- Sun City Anthem: mostly single-story homes designed for low maintenance. My 55+ communities guide compares it with other options.
- Anthem Highlands and the general neighborhoods: single-family homes in a broad range of sizes.
Parks, trails and Sloan Canyon
Outdoor access is one of Anthem's best features. Anthem Hills Park serves as a trailhead for the McCullough Hills Trail, a roughly 8-mile point-to-point route into the desert used by hikers, mountain bikers and equestrians. To the south, Sloan Canyon National Conservation Area protects rugged desert terrain and one of the region's best-known petroglyph sites.
Within the neighborhoods you'll find parks with sports fields, playgrounds and shade, plus paved trails linking sections of the community. Sun City Anthem adds its own resident recreation centers with pools, fitness space and clubs.
Golf is centered at Anthem Country Club, a private club built around a Hale Irwin–designed championship course. Hiking season runs roughly October through May; in summer, go at sunrise or not at all.
Getting around: I-215, I-11 and drive times
Anthem is farther south than central Henderson, so expect a few extra minutes to most destinations. Eastern Avenue is the main north–south route down to the 215, St. Rose Parkway leads west toward I-15, and the 215 connects east to I-11 for Boulder City, Lake Mead and downtown Las Vegas.
- To the Strip: about 25–30 minutes off-peak
- To Harry Reid International Airport: about 20–25 minutes
- To the St. Rose Parkway corridor and Raiders headquarters: about 10–15 minutes
- To Boulder City: about 20–25 minutes
If you want hillside views with a slightly shorter drive, compare Seven Hills and MacDonald Highlands just to the north and east.
HOA fees and costs in Anthem
Almost every Anthem home is in an HOA, and the structure depends on the section. The general neighborhoods have a master association, with sub-associations in some gated tracts. Anthem Country Club adds staffed gates and higher-end common areas, and golf club membership is a separate decision with its own terms. Sun City Anthem has its own association, which funds its recreation centers and programs.
Ask for current dues, any transfer or capital contribution fees, and the reserve study before you commit. Water and sewer are City of Henderson services. For a primer on assessments, see my HOA, SID and LID guide.
Buying in Anthem: my advice
- Confirm which association a home belongs to. "Anthem" on a listing can mean the general master plan, Anthem Country Club or Sun City Anthem.
- For Sun City Anthem, read the age-occupancy rules in the governing documents so you know exactly how they apply to your household.
- Stand in the backyard at sunset. Views, privacy and wind exposure vary a lot from lot to lot.
- Have the inspector look closely at retaining walls, drainage and any signs of soil movement on sloped lots.
- In Anthem Country Club, ask about the club's current membership options before you write an offer.
Dana's tip: View premiums in Anthem are real, but so is the chance that something gets built on the lot below. Before my clients pay for a view, I check what's downhill: protected open space, an existing home or a vacant lot.
Anthem questions
Is Sun City Anthem a 55+ community?
Yes. Sun City Anthem is an age-qualified 55+ active-adult community built by Del Webb within the larger Anthem master plan in Henderson. It has its own homeowners association and resident recreation centers. Occupancy rules are set by its governing documents under federal housing-for-older-persons law, so review them before you buy. My 55+ communities guide compares it with other options.
Is Anthem Country Club guard-gated?
Yes. Anthem Country Club is the guard-gated golf section of Anthem, built around a private club and course, and some enclaves inside it have their own additional gates. Homes range from semi-custom to custom estates, many with golf or valley views. Club membership is a separate decision from buying a home, so ask about current membership options early in your search.
What is the difference between Anthem and Anthem Highlands?
Anthem Highlands is one part of the larger Anthem area in south Henderson, made up of single-family neighborhoods largely built in the 2000s. "Anthem" on its own can refer to the whole area, which also includes the guard-gated Anthem Country Club and the age-qualified Sun City Anthem. Each section has its own HOA and amenities, so always confirm which one a listing is in.
How far is Anthem from the Las Vegas Strip?
Anthem is roughly 25 to 30 minutes from the Strip off-peak, using Eastern Avenue to the 215 or St. Rose Parkway to I-15. Harry Reid International Airport is about 20 to 25 minutes away. In exchange for the longer drive, Anthem is closer than most of the valley to Sloan Canyon, Boulder City and the St. Rose Parkway corridor.
Are there hiking trails near Anthem?
Yes. Anthem Hills Park is a trailhead for the McCullough Hills Trail, a roughly 8-mile point-to-point route used by hikers, mountain bikers and equestrians. Sloan Canyon National Conservation Area, known for its petroglyphs, borders the area to the south, and paved trails connect many Anthem neighborhoods. Plan desert hikes for October through May, and start early whenever it's warm.
