Seven Hills in Henderson is an established hillside community off Eastern Avenue and St. Rose Parkway, built mostly from the mid-1990s through the 2000s around the golf course long known as Rio Secco. The terrain rolls more than most of the valley, so many streets have long views toward the Strip and the Spring Mountains.
It offers golf-course scenery, a mix of guard-gated and non-gated neighborhoods, and a central location close to the 215 without new-construction growing pains. Homes range from mid-size single-family houses to large luxury view homes. Because sections differ so much, the right street matters as much as the right house, and that's where I spend most of my time with buyers here.
What is Seven Hills like?
Seven Hills covers roughly 1,300 acres of rolling terrain in south Henderson, east of Eastern Avenue and above St. Rose Parkway. Most homes went up from the mid-1990s through the 2000s, so the community is established, with mature landscaping and finished streetscapes, yet a generation newer than original Green Valley.
The hills give it character. Streets curve over ridgelines and down toward the golf course, and elevated lots look out over the valley to the Strip and the Spring Mountains.
Its position is a big part of the appeal. Green Valley sits just to the north, Anthem rises to the south, and the St. Rose Parkway corridor runs along the bottom of the hill. You get a hillside setting without the longer drives of the communities farther up the foothills.
Guard-gated vs. non-gated sections
Seven Hills is a patchwork of neighborhoods, and the gate situation varies by section. The country club area around the golf course and the highest hilltop enclaves sit behind staffed guard gates, and some neighborhoods inside have a second gate. Other sections have unstaffed gates, and some streets aren't gated at all.
| Section type | What to expect |
|---|---|
| Guard-gated | Staffed entry, larger semi-custom and custom homes, many with golf or Strip views, higher HOA dues |
| Gated (unstaffed) | Controlled-access neighborhoods of production and semi-custom homes |
| Non-gated | Single-family streets, generally more approachable prices and lower dues |
The difference shows up in HOA dues, resale value and day-to-day logistics like guest access and deliveries, so I compare sections side by side with clients.
Homes in Seven Hills
Expect stucco, tile roofs and plenty of Mediterranean-influenced design from the 1990s and 2000s, with updated interiors in many resales. Floor plans range from mid-size two-story homes to large single-story and multi-level view homes. Lot orientation matters more here than on the flat valley floor: the home on the high side of the street may have the view, while the one across faces a slope or a wall.
- Golf-course lots: fairway views and open space; check for stray-ball exposure along the landing areas.
- View lots: elevated pads looking north and west over the valley, at a premium.
- Interior lots: often better value on quieter streets.
Condition varies widely. Some resales have been fully remodeled with new kitchens, flooring and pool finishes, while others are largely original. I price both against each other carefully, since the cost of updating a large hillside home adds up fast.
Golf, trails and things to do
The course at the center of Seven Hills is the Rees Jones–designed layout that opened in 1997 as Rio Secco Golf Club and was rebranded as Serket in 2025. It operates as a public course, so living nearby doesn't require a membership, and its canyons and elevation changes give many neighboring homes long green views. My golf course homes guide compares it with private clubs like Anthem Country Club and DragonRidge at MacDonald Highlands.
Beyond golf, a paved trail runs along St. Rose Parkway, and Henderson's larger parks, trails and recreation centers are a short drive away. The St. Rose Parkway corridor covers groceries, dining and medical offices, including the St. Rose Dominican hospital campus, and Green Valley's shopping is a few minutes north.
Getting around from Seven Hills
Seven Hills is one of the better-connected hillside communities in Henderson. Eastern Avenue runs north to the 215, and St. Rose Parkway runs west to I-15, giving you two routes toward the Strip and the airport.
- To the Strip: about 20 minutes off-peak
- To Harry Reid International Airport: about 15 minutes
- To Green Valley and The District: about 10 minutes
- To the Raiders headquarters and Henderson Executive Airport: about 10 minutes

Costs and buying advice for Seven Hills
Expect HOA dues on most homes, with higher dues in guard-gated sections and sub-association fees in many gated neighborhoods. Water and sewer are City of Henderson services. Hillside homes with large yards, pools or golf frontage can carry bigger landscaping and water bills, so ask the seller for recent utility statements. My HOA, SID and LID guide explains how to read association documents.
- Confirm whether the home is guard-gated, unstaffed-gated or non-gated, and what that means for dues and guest access.
- On golf frontage, check walls, windows and the yard for signs of ball strikes.
- Have the inspector look at retaining walls, drainage and stucco cracking on sloped lots.
- Ask about planned special assessments or reserve shortfalls, especially in gated sections with private streets.
- Confirm school zoning directly with CCSD.
Dana's tip: In Seven Hills, some of the best values sit just below the view line: same neighborhood, same gate, similar floor plan, without the full view premium. If a Strip view isn't a must-have, that's where I'd start looking.
Seven Hills questions
Is Seven Hills in Henderson guard-gated?
Parts of it are. Seven Hills includes guard-gated sections, such as the country club area around the golf course and several hilltop enclaves, along with neighborhoods behind unstaffed gates and streets that aren't gated. HOA dues and home prices generally run higher in the guard-gated areas. I always confirm the gate status and association structure for each home my clients consider.
What happened to Rio Secco Golf Club?
Rio Secco Golf Club, the Rees Jones–designed course at the center of Seven Hills, was rebranded as Serket in 2025 by its operator, Cabot. It remains a public course, so living in Seven Hills doesn't require a club membership, and many homes overlook its fairways and canyons. My golf course homes guide covers other golf communities around the valley.
Where is Seven Hills in Henderson?
Seven Hills sits on rolling hillside terrain in south Henderson, generally east of Eastern Avenue and north of St. Rose Parkway, a few minutes south of the 215. Green Valley is just to the north and Anthem is to the south, and the St. Rose Parkway corridor has shopping, dining and medical services. It's about 20 minutes from the Strip off-peak.
Are there homes with Strip views in Seven Hills?
Yes. Because Seven Hills is built on rolling hills, many elevated lots look north and west across the valley toward the Strip and the Spring Mountains. View homes carry a premium, and views can differ even on the same street, so I recommend visiting at night and confirming what lies downhill before you pay for a view.
How much are HOA fees in Seven Hills?
HOA dues in Seven Hills vary widely by section. Non-gated neighborhoods generally have lower dues, while guard-gated areas with staffed entries and private streets cost more. Rather than quote a range that may be out of date, I pull the current dues, budget and reserve study for each property. My HOA fee guide explains what dues typically cover.
