Silverado Ranch is an established area of south Las Vegas, spread along Silverado Ranch Boulevard just east of I-15 and south of the 215 Beltway. It isn't a single master plan. It's a collection of subdivisions, townhome communities and condos built mostly from the 1990s through the 2010s, with moderate pricing and some of the quickest access in the valley to the airport, the Strip and Henderson.
For buyers who want a resale home with a short commute, without paying for big master-plan amenities, it's one of the first areas I suggest touring. Here's how the area is laid out, what the homes are like and what I check before my clients make an offer.
Where is Silverado Ranch?
Silverado Ranch is the name locals use for the neighborhoods on both sides of Silverado Ranch Boulevard east of I-15, extending toward Eastern Avenue, south of the airport and the 215. It's in unincorporated Clark County, straddling the towns of Enterprise and Paradise, so homes carry Las Vegas mailing addresses and the county handles zoning, permits and code enforcement. Henderson begins a short drive to the east.
Because the area grew one subdivision at a time, there's no single master association, and the character changes from tract to tract: a gated pocket of two-story homes, then a condo complex, then a street of single-story homes. That makes it worth narrowing down by street, not just by ZIP code.
Buyers often tour it alongside Southern Highlands across I-15 and Henderson's Green Valley, which offer more master-planned structure at different price points.
Silverado Ranch homes: what to expect
Most homes here date from the 1990s and 2000s, with some 2010s construction on remaining lots. Expect stucco and tile-roof construction from a range of production builders, in a mix of:
- Single-family homes: one- and two-story plans on typical suburban lots, some in gated subdivisions.
- Townhomes: attached homes with small yards and less upkeep.
- Condos: a number of complexes, often with community pools, that draw first-time buyers and investors.
Because the area is largely built out, you're mostly buying resale: finished yards, mature landscaping and a price you negotiate directly with a seller. It also means checking the age of the roof, water heater and HVAC, since many original systems are near the end of their service life. If you're considering a condo, read my guide to FHA and VA condo approval first.
Parks and things to do near Silverado Ranch
The area's anchor is Silverado Ranch Park on Gilespie Street, a Clark County park with ballfields, a basketball court, a playground, walking and fitness paths, horseshoe pits, a skate park and a dog park. On the park's northeast corner, the county's newer Silverado Ranch Community Center adds an indoor gym for pickleball, basketball and volleyball, fitness and dance rooms, an indoor walking track and a demonstration kitchen.
For entertainment, South Point Hotel Casino sits at Las Vegas Boulevard and Silverado Ranch Boulevard, with restaurants, a movie theater, a bowling center and an equestrian arena that hosts horse shows and other events. Town Square's shopping and dining are a short drive north, and Henderson's St. Rose Parkway corridor is a few minutes to the south and east.
Getting around: I-15, the 215 and the airport
Commute convenience is the main reason buyers choose Silverado Ranch. I-15 has interchanges at Silverado Ranch Boulevard and at Cactus Avenue, which opened in 2014 to take pressure off the Silverado Ranch exit. St. Rose Parkway is just south, and the 215 Beltway is a few minutes north.
- To Harry Reid International Airport: about 10–15 minutes
- To the Strip: about 15–20 minutes off-peak
- To Green Valley and the St. Rose corridor in Henderson: about 10–15 minutes
- To Southern Highlands: about 10 minutes
I-15 through this stretch has been widened in recent years, but the Silverado Ranch interchange can still back up at rush hour. If you commute at peak times, drive the route at that hour before you buy.
HOA fees and costs in Silverado Ranch
Many subdivisions and nearly all condo and townhome communities here have an HOA, but dues and what they cover vary widely. A gated subdivision may maintain gates, private streets and common landscaping; a condo association may also cover building exteriors, the pool and some utilities. Ask for the budget, reserve study and any special assessments, and read the rules on rentals, parking and RVs.
Check the tax bill for a Special Improvement District assessment too, since some south-valley subdivisions carry one. Water service comes from the Las Vegas Valley Water District. My HOA, SID and LID guide explains how these charges work.
Buying in Silverado Ranch: my advice
- Confirm the HOA for the specific subdivision. Two homes a block apart can have very different rules and dues.
- Listen for freeway and aircraft noise on homes near I-15, Las Vegas Boulevard or under flight paths.
- If you're buying your first home, compare a townhome here with a starter home farther out. A shorter commute has real value. My first-time buyer guide walks through the process.
- Investors: read the leasing rules in the CC&Rs and underwrite long-term rentals, since Clark County tightly limits short-term rentals. See my investing guide.
- Ask for the age of the roof, HVAC and water heater on every home.
Dana's tip: In an area with this many separate subdivisions, the HOA documents tell you more than the listing does. I go through rental caps, parking rules and the reserve balance with my clients before their due-diligence window closes, not after.
Silverado Ranch questions
Is Silverado Ranch in Las Vegas or Henderson?
Silverado Ranch is in unincorporated Clark County, not the City of Las Vegas or Henderson, though homes use Las Vegas mailing addresses. The area straddles the unincorporated towns of Enterprise and Paradise, and Clark County handles zoning, permits and code enforcement. Henderson begins a short drive to the east. My Paradise guide explains what an unincorporated address means.
How far is Silverado Ranch from the airport and the Strip?
Silverado Ranch is about 10 to 15 minutes from Harry Reid International Airport and roughly 15 to 20 minutes from the Strip off-peak, using I-15, Las Vegas Boulevard or the 215. Henderson's Green Valley and St. Rose Parkway areas are about 10 to 15 minutes away. Rush-hour traffic at the Silverado Ranch interchange can add time, so test your commute.
Is Silverado Ranch a master-planned community?
No. Silverado Ranch is a collection of separately built subdivisions, townhome communities and condo complexes, mostly from the 1990s through the 2010s, rather than one master plan with a single association. HOAs, dues and rules vary from one subdivision to the next, so confirm the details for each home. Nearby Southern Highlands is a true master plan if you want that structure.
What parks are in Silverado Ranch?
Silverado Ranch Park on Gilespie Street is the main one. This Clark County park has ballfields, a basketball court, a playground, walking and fitness paths, a skate park and a dog park. The county's newer Silverado Ranch Community Center, on the park's northeast corner, adds an indoor gym, fitness rooms, an indoor walking track and a demonstration kitchen.
Are there entry-level homes in Silverado Ranch?
Yes. Condos and townhomes in Silverado Ranch are among the more affordable options this close to the airport and the Strip, and single-family homes are generally moderately priced for the south valley. For condos, check whether the project is approved for FHA or VA financing. My first-time buyer guide covers loan programs, and I can pull current prices.
